Need sealant work in HS3?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How commercial sealant contractors works in HS3

Mastic Doctor has been sealing joints for businesses and contractors since 2005, and the documents buyers ask for are ready: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we’ll confirm with the quote. We work on external facade joints, window and door perimeters and movement joints in walls and floors, and what we’re called in for most is expansion joints with the sealant torn out and external beads that have gone brittle and cracked.

Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.

  1. You send photographs, drawings or a list of the joints and areas involved.
  2. The failure is diagnosed and a fixed quote issued for the work agreed.
  3. We plan around your site hours and access windows, phasing the work where areas have to stay in use.
  4. We strip the failed bead and prepare both faces of the joint.
  5. The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
  6. We walk the completed areas with you and sign them off under the 12-month guarantee.

What you will pay

The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.

Shops, offices and hotels in HS3

Across HS3, from Tarbert, Cliasmol and Direcleit to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.

Our work reaches every part of Scotland, cities and islands alike, HS3 among them. Travel is planned so the work is finished in as few trips as we can. Along the coast in HS3, hospitality buildings tend to be busiest in the summer months, so work is often best planned for quieter months.

Tarbert: Whatever the building in Tarbert, commercial sealant work starts with cutting out the failed bead and cleaning the joint back to sound material. Refits at hotels like Hotel Hebrides (less than half a mile south-east of Tarbert) bring joints at vanity tops, bars and reception desks that guests see every day.

Site staff or a sealant specialist?

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

What affects the price in HS3

There’s no standard rate for sealant work, since sites vary so much. What we take into account:

  • Induction, permit and paperwork requirements
  • Removal of failed or old sealant
  • Any access equipment needed
  • Quantities, in metres or numbers

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Before you send an enquiry

The more we know, the firmer the quote. When you get in touch, include:

  • The product your specification calls for
  • Whether the building will be occupied during the work
  • How the joints are reached, and at what height
  • Photos of the joints, close up and from further back

Send us photographs, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

Surface by surface

Fire-rated seals where specified

Fire-rated sealant is only one type of fire-stopping product. Other products, such as collars, wraps and batts, are specified for different services.

Commercial kitchens and tea points

Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. Proper degreasing comes before any new sealant, with a food-safe or hygienic product wherever food contact can happen.

Why act early?

It can be tempting to hold sealant work back until the next refurbishment. That’s reasonable for internal joints that are just tired-looking, but a joint letting water in now keeps doing damage until the refurb arrives. We can seal the urgent joints now and leave the rest for the programme.

Comparing quotes

  • Their pre-qualification and accreditations
  • How joint depth will be controlled
  • Who will actually carry out the work
  • How long is the guarantee, and what does it include?

When it isn’t the sealant

Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:

  • Structural cracks or movement the joints weren’t designed for
  • Suspect materials that need testing and specialist removal
  • Leaks from pipework, wastes or valves (that’s plumbing)

HS3: questions and answers

Do you work directly for building managers?

Yes. Use our quote form to send the site details, or phone or email us, and tell us what site paperwork you need.

How long do sealant joints last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

Do you work in HS3?

Yes. Sites across HS3 are covered, and the same phone number covers every area.

How do we get a quote?

Send photos, drawings or a list of locations through our quote form. Where we need to see it, we’ll arrange a site visit, then send a fixed quote.

How do you choose the sealant?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Does commercial sealant work come with a guarantee?

Our workmanship is guaranteed for 12 months. Public liability insurance is in place too.

What about asbestos in old mastic?

On older buildings, our first request is the asbestos survey. Managing asbestos is the dutyholder’s responsibility, and we don’t remove asbestos-containing materials.
