Commercial sealant contractors across HA3: what to expect
Commercial occupiers rarely want a floor out of action for sealant work. Tell us your site hours and access windows and we’ll plan around them. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. We work on floor and threshold joints, window and door perimeters and movement joints in walls and floors, and the usual reasons a site gets in touch are movement joints packed with grit and debris and frame sealant that has cracked, shrunk or pulled away.
Before we leave any area, the masking comes off, the area is cleaned and every joint is checked. Where the sealant needs time to cure before use, we tell you and sign the area.
- First, details come to us: photographs, drawings or a schedule of the areas, or we arrange a site visit.
- We work out why the joints have failed and fix a quote for the agreed scope.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- We strip the failed bead and prepare both faces of the joint.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.
What affects the price in HA3
We don’t publish prices, since every building and every scope is different. Call for a quote and we’ll price your job on its own details.

Commercial sealant contractors across HA3: the area picture
From Harrow, Stanmore and Hatch End outwards, HA3 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in HA3 starts with access, parking and site rules.
Kenton: Occupiers with premises at both East Lane Business Park and Harrovian Business Village could have the sealant at each handled under one quote. In hotels such as St Nicholas Hotel, 0.6 miles to the south-west of Kenton, refurbishments usually mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.
When it isn’t the sealant
Honesty saves time and money. New sealant won’t cure:
- Cracking that needs a structural engineer to look at it
- A failed roof covering or waterproofing membrane
- Broken glass or blown double-glazed units
Different surfaces, different methods
Facade and cladding joints
On a facade, a failed joint is often only visible close up. Close-up photos or a site visit tell us what’s needed, with colours confirmed for the product chosen.
Movement joints in walls and floors
Floor joints that take trolleys or forklifts need a tougher filler or sealant. The choice comes down to how much the joint moves and what runs over it, and tell you if the edges need repairing first.
General trades versus a specialist
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
Signs you need commercial sealant contractors
The wrong sealant in the wrong place is a common cause of early failure. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed will all fail early. BS 6213 gives guidance on choosing construction sealants.
Things that normally lead to an enquiry:
- Shrunken sealant along kitchen worktops and splashbacks
- Frame sealant that has cracked, shrunk or pulled away
- Movement joints packed with grit and debris
- Hardened, chalky sealant on south-facing or exposed elevations
Owners, agents and contractors
Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.
For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules.
HA3: questions and answers
Do you hold CHAS accreditation?
Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.
How do we get a quote?
Start with whatever information is to hand. We follow up with questions or a visit where needed.
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.
Who decides which product is used?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
When can the area be used after sealing?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.
Are your applicators CSCS-carded?
Yes. We use CSCS-carded applicators.
What about asbestos in old mastic?
It can, on some older buildings. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested.
