How commercial sealant contractors works in HA1
On a commercial site, sealant turns up in more places than people expect: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Externally it keeps rain out of frame perimeters, panel joints and movement joints. Our applicators work on both the inside and the outside of the building, matching the sealant to the location instead of using one product throughout. We work on movement joints in walls and floors, window and door perimeters and external facade joints, and what we are called in for most is mouldy silicone around WCs, urinals and vanity tops and window and door perimeter joints that have cracked open.
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it.
- Send details through our quote form, or ask for a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Where parts of the building must stay open, the work is phased.
- Old sealant is cut out completely, never sealed over.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.

Where commercial joints are in HA1
The commercial stock in HA1 mixes older town-centre buildings with newer offices and units, in places such as Harrow, Wembley and Kenton and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
We work across Greater London and the South East counties, so jobs in HA1 are planned with access, loading and parking in mind.
Greenhill: Occupiers with premises at both Harrovian Business Village and Waverley Industrial Park could have the sealant at each handled under one quote. In a retail centre such as St. George's Shopping Centre, less than half a mile south-west of Greenhill, new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish.
Why it fails
If sealant tears through its centre, it has failed cohesively. That normally means the joint stretched further than the product could cope with. The same product in the same joint tends to fail the same way, so width, depth and product are checked before we quote.
Clients usually get in touch after noticing one or more of the following:
- Wall and floor joints that have lost their seal
- Untidy joints in a reception, shop floor or lobby
- Layers of sealant, all of them failing
- Leaks that seem to come through a sealant line
Different surfaces, different methods
Shop fronts and retail fit-outs
Shop fits put sealant right in front of customers. Counters, display units, shopfront frames and floor trims all need a neat line. Colour options are confirmed with the quote.
Facade and cladding joints
Panel joints on cladding and rendered facades open and close with the temperature. The product has to suit the movement, and the depth has to be controlled with backing. We confirm the access in place before we quote.
What happens if it’s left?
Patching the worst lengths can be the right call on a tight budget. If the rest of the bead is the same age and product, though, it’s normally close behind, so access and set-up end up being paid for twice. We can price both options so you can decide on the facts.
Comparing quotes
- How they handle RAMS and site documents
- Is the sealant right for the movement and the substrate?
- Can the work be phased to keep areas open?
- What level of public liability insurance do they hold?
What sets the cost
A fixed quote reflects the actual work. It allows for:
- Location, for remote and island sites
- Access and working height
- Which sealant the job calls for
- How much existing material needs removing
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.
Sending details for a quote
For an accurate fixed quote, we need to understand the site. Useful things to include:
- Your programme or deadline
- Approximate linear metres or a joint schedule
- Any specification or named product
- Asbestos survey details if the building is older
Quotes are fixed against the scope you send, so the cost is agreed before work starts. To start the process, call the office on 01277 525 020 or email the details over.
What sealant work can’t fix
A few problems need another trade or a different fix, and we point that out rather than sealing over them:
- Broken glass or blown double-glazed units
- A failed roof covering or waterproofing membrane
- Suspect materials that need testing and specialist removal
Questions about HA1
Who decides which product is used?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
How do you keep disruption to occupiers down?
It’s mostly about sequence: areas are phased, access windows agreed and enough washrooms or entrances left in use. Let us know what can’t close and we’ll work around it.
How long will the new sealant last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
Can you work to our specification?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.
What do you need from us to quote?
The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.
Which site documents can you send us?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
