Our commercial sealant contractors service in DA10
Having a single contact for all your sites makes sealant far simpler to manage. Single jobs, multi-site packages and planned programmes all come to us, handled with the same process each time: send details, get a fixed quote, we seal, and a 12-month guarantee once it’s signed off. For sites in DA10, the quickest start is to ring 01277 525 020 or email us with a list of addresses. Site teams most often ask us about untidy joints in a reception, shop floor or lobby and wall and floor joints that have lost their seal, across movement joints in walls and floors, floor and threshold joints and washrooms and tea points.
We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, and a site visit is booked where it helps.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Site hours, access windows and the order of areas are agreed before we start.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- We fit backing to the right depth, prime where specified and lay the new bead.
- Finished joints are checked with you and handed over with our 12-month guarantee.
How we quote
A quote for sealant joints depends on how many there are, their condition and the access. Call for a quote.

Local landmarks in Ebbsfleet Valley
We work on buildings around Castle Hill Park, Parish Church of St Peter and St Paul and The Ebbsfleet Academy. Other local landmarks include The Blue Anchor pub (0.5 miles north-east) and Cherry Orchard Primary Academy (under half a mile south). The nearest railway station is Ebbsfleet International station, about 0.9 miles north-east. A little further out are Stone Castle (1.2 miles north-west) and Stone Museum of Geology (2.7 miles west). Open spaces near Ebbsfleet Valley include Chafford Gorges Nature Park and Sawyers Lake.
Where commercial joints are in DA10
The commercial stock in DA10 mixes older town-centre buildings with newer offices and units, in places such as Swanscombe, Ebbsfleet Valley and Greenhithe and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in DA10 starts with access, parking and site rules.
Ebbsfleet Valley: For premises near Ebbsfleet International station, 0.9 miles to the north-east of Ebbsfleet Valley, footfall is part of the plan: work is phased so shops and offices keep trading. A business with units at Galley Hill Trading Estate and Ebbsfleet Business Park needn’t use two contractors for its sealant.
Signs you need commercial sealant contractors
A good share of the joints we inspect were topped up instead of being renewed. New silicone has nothing to key into. Getting back to a clean joint then means removing every layer.
If one of these sounds familiar, it’s time for a closer look:
- Water staining near frames, panels or ceilings
- Greasy, split joints in a kitchen or tea point
- Black mould through washroom sealant that won’t clean off
- Smeared sealant across finishes from a rushed job
Site staff or a sealant specialist?
Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
Leave it or put it right?
Fixing joints complaint by complaint is a costly way to manage sealant. Planning the work across a year or a portfolio means fewer separate visits and a predictable spend. We will suggest an order, worst sealant joints first.
Comparing quotes
- Will RAMS and insurance details be available?
- Whether primer will be used where the manufacturer specifies it
- Their public liability cover
- Who will actually carry out the work
Quoting for work in DA10
These are the things that shape the price:
- How much existing material needs removing
- Backing rod, priming and other preparation
- Distance, for remote addresses
- Phasing around occupants
The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.
What to include in your enquiry
It doesn’t need to be a full survey. These details are enough to start:
- Drawings or a marked-up plan, if available
- Anything awkward about access or site hours
- What the building is and how it’s used
- The site address and postcode
The quickest route to a quote is a few photographs and the site postcode. Upload them with the quote form, or ring 01277 525 020 or send details through our quote form to discuss it first.
When something else is needed
Some faults sit outside our scope, and we say so rather than covering them up:
- A failed roof covering or waterproofing membrane
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- A dripping trap, valve or pipe behind a fitting
DA10: questions and answers
Can areas stay open during the work?
Most of the buildings we work in stay occupied. Only the area being sealed is closed, and the sequence is agreed in advance, until its cure time has passed.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.
Is failed sealant stripped out, or sealed over?
Full removal is part of every quote. Sealing over traps water and lifts once the joint moves, so it isn’t something we do.
Which sealant will you use?
If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
Will you just go over the old sealant?
No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
How long will the new sealant last?
Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.
Do you check for asbestos before removing sealant?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and if something is suspected, work stops until it’s tested.
