Commercial sealant contractors in CT18: how it works

If you look after more than one building, a single sealant contractor saves a lot of chasing. Single jobs, multi-site packages and planned programmes all come to us, run the same way on every site: details in, a fixed quote back, the sealing done, then our 12-month guarantee. To get a programme moving in CT18, call 01277 525 020 or email drawings and photos with the site addresses. Most enquiries involve movement joints packed with grit and debris and water staining near frames, panels or ceilings, across kitchen worktops and splashbacks, external facade joints and floor and threshold joints.

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself typically takes a few hours for one area, or a planned series of visits across a bigger building, and we clear our waste as we work.

  1. First, details reach us through the quote form or a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Old sealant is cut out completely, never sealed over.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. We check the work with you, and the 12-month guarantee starts.

Where commercial joints are in CT18

The commercial stock in CT18 mixes older town-centre buildings with newer offices and units, in places such as Hawkinge, Capel-le-Ferne and Lyminge and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

The South East is one of the UK’s drier regions, but external sealing in CT18 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up. CT18 includes coastal places, where facades, frames and external slabs take more weather than inland. Product choice and joint preparation matter more there.

Hawkinge: For a retailer at a site such as West Park Farm North Retail Park, 1.2 miles to the south of Hawkinge, the joints customers see are as much part of the fit-out as the shelving. Premises within reach of Folkestone West station, 2 miles south of Hawkinge, often have busy frontages where joints are seen by everyone passing.

Looking after the joints

Keep the joints in good shape with a few simple steps:

  • Put external and wet-area joints on a regular inspection round
  • On pre-2000 buildings, share the asbestos information before work starts
  • Look at the sealant around anything that has been moved or replaced
  • Keep washroom and kitchen extraction working

Add the resealed joints to your planned maintenance inspections. A periodic look catches splits and lifting edges early, especially on exposed elevations and in washrooms. Should something look amiss, you can phone 01277 525 020 or email us and send a picture.

Tenants and staff spot black or split sealant quickly. Planned replacement saves fielding the same complaint again and again.

Why deal with it now?

Spot repairs have their place. Where the remaining sealant is just as old, it tends to fail soon after, so access and set-up end up being paid for twice. We can price both options so you can decide on the facts.

  • Do they follow the manufacturer’s priming guidance?

Signs you need commercial sealant contractors

In wet areas the enemy is normally mould rather than movement. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead; when mould is in the body of the sealant, no cleaner will shift it. The fix is a new bead of anti-mould sanitary silicone.

Site and facilities staff are often the first to spot these:

  • Movement joints packed with grit and debris
  • Black mould through washroom sealant that won’t clean off
  • Hardened, chalky sealant on south-facing or exposed elevations
  • Greasy, split joints in a kitchen or tea point

Owners, agents and contractors

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. CT18 can form part of a wider programme across Kent.

Doing it in-house

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Your questions answered

Are your applicators CSCS-carded?

Yes. Should the site need card details in advance, tell us and we’ll confirm them with the quote.

Does the weather affect the work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

When is resealing likely to be due?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

Do you check for asbestos before removing sealant?

Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested.

Will the building have to shut during the work?

Most of the buildings we work in stay occupied. We agree the order of areas, protect what’s nearby and close off only the section we’re sealing, until its cure time has passed.

What guarantee do you give on resealing?

Our workmanship on each job is backed by a 12-month guarantee. We are fully insured for public liability as well.

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
