Commercial sealant contractors in CT4: how it works
Most of the buildings we seal stay open while we are there. Work is scheduled around the site hours and access windows you give us; phased work can also be planned so areas stay in use. That applies whether the building is an office, a shop, a hotel, a college or a care home. Site teams most often ask us about earlier reseals applied straight onto the failed bead and expansion joints with the sealant torn out, on window and door perimeters, washrooms and tea points and movement joints in walls and floors.
In a busy building, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed before the next one starts.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, or we arrange a site visit.
- Next comes a diagnosis and a fixed quote.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
How we quote
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.
What you get with us
- Colour options checked against the specified product
- Failed material removed, not covered up
- Colours chosen to suit frames, cladding or finishes where possible
- Workmanship guaranteed for 12 months

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.
What’s near Shalmsford Street
Locally, jobs take us to sites close to Broadham Down, Chartham Primary School and Church of St Mary, among other places. Shalmsford Street’s nearest station is Chartham station, roughly 0.5 miles north of the centre. A little further out are Chilham Castle (2.6 miles west) and Whitefriars Shopping Centre (3.3 miles north-east). Not far away are Blean Woods RSPB Reserve.
Shops, offices and hotels in CT4
Commercial buildings across CT4 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Around the motorway corridors of the South East, business parks and industrial estates are common, and we cover CT4 along with the rest of the region.
Shalmsford Street: A business with units at Stour Valley Business Park and CMA Industrial Park needn’t use two contractors for its sealant. For a hotel such as Howfield Manor Hotel, which lies north-east of Shalmsford Street, the colour of a joint at the bar or the bath matters to the look of the room.
Different surfaces, different methods
Movement joints in walls and floors
Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. Failed seals let grit and water in, and the edges start to suffer. The new sealant is chosen for the movement and, on floors, the traffic.
Shop fronts and retail fit-outs
Retail work typically has to fit around trading. Tell us your trading hours and access windows and we’ll plan around them.
Keeping the joints sound
After handover, a little attention goes a long way:
- Report cracked or peeling sealant early
- Make sure contractors see the asbestos survey before cutting out old mastic
- Check sealant as part of routine building inspections
- Respect the cure time before reopening an area
New joints need their full cure time before they take water, cleaning or traffic. Cure time varies with the product, conditions and depth of the joint, and we confirm it when each area is handed back. Keeping signs or barriers up until then protects the finish.
Tenants and staff spot black or split sealant quickly. Planned replacement saves fielding the same complaint again and again.
When it isn’t the sealant
Before quoting, we check that sealant is the right answer. It isn’t the answer for:
- Suspect materials that need testing and specialist removal
- Cracking that needs a structural engineer to look at it
- A dripping trap, valve or pipe behind a fitting
For managing agents and facilities managers
We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Sites in CT4 can sit alongside others in a wider programme across Kent.
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
Why act early?
Some low prices are low because nothing gets cut out. Sealing over looks tidy at handover, then lifts once the joint starts moving. Every quote we give includes full removal and preparation.
Comparing quotes
- Whether their applicators hold CSCS cards
- Will RAMS and insurance details be available?
- Is the sealant right for the movement and the substrate?
- How joint depth will be controlled
Questions we’re asked in CT4
What about asbestos in old mastic?
Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.
When is resealing likely to be due?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
Can you take on work for an FM or managing agent?
Yes. FMs, managing agents and landlords are among our regular clients, alongside main contractors. Tell us how you issue work and we’ll fit in.
Can one contractor look after sealant on all our buildings?
Yes. Send a list of addresses and what’s needed at each, and fixed prices follow, with a suggested sequence.
Do you work to architects’ specifications?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.
Will the building have to shut during the work?
Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we will plan around them.
Is failed sealant stripped out, or sealed over?
Removal comes first, every time. After that come cleaning, primer where needed, backing and the new sealant.
