About commercial sealant contractors in CM16
Mastic Doctor has been sealing joints for businesses and contractors since 2005: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. Let us know which site documents you need and they’ll be confirmed with the quote. Most enquiries involve messy, uneven beads from earlier work that let the building down and black mould through washroom sealant that won’t clean off, across washrooms and tea points, floor and threshold joints and kitchen worktops and splashbacks.
We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, or we arrange a site visit.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Site hours, access windows and the order of areas are agreed before we start.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.

Where commercial joints are in CM16
In CM16, much commercial sealant work follows refits in shops, offices and hotels in places such as Epping, North Weald Bassett and Theydon Bois. Where the joint is on show, a colour that suits the finish is part of the job.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in CM16 starts with access, parking and site rules.
Epping: Refits at hotels like Cock Hotel (to the north-east of Epping) bring joints at vanity tops, bars and reception desks that guests see every day. A business with units at Brickfield House Business Centre and Woodside Industrial Estate needn’t use two contractors for its sealant.
Commercial clients in CM16
Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first.
We work for building owners and managing agents on everything from one building to a spread of sites. Several sites can go on one quote, so there’s one set of paperwork to deal with.
Aftercare for building managers
To get the most from the new sealant:
- Deal with small splits before they become leaks
- Keep abrasive pads and scrapers off resealed joints
- Make sure ventilation in wet areas is switched on and working
- Keep a record of which joints were resealed and when
Give fresh sealant time to cure before it’s cleaned, wetted or walked past. Cure time varies with the product, conditions and depth of the joint, so we confirm it for each area at handover. Leaving the area closed until then keeps the bead neat.
An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Environmental health officers look at how cleanable surfaces are, which makes sound joints worth keeping on top of.
What we’re called out for in CM16
Outside, sunlight and rain wear sealant down year after year. UV hardens the surface while wind and rain work at the edges; in time the surface chalks, hardens and cracks. Once it stiffens, the joint opens up at the next big temperature swing.
If one of these sounds familiar, it’s time for a closer look:
- Shrunken sealant along kitchen worktops and splashbacks
- Frame sealant that has cracked, shrunk or pulled away
- Layers of sealant, all of them failing
- Messy, uneven beads from earlier work that let the building down
General trades versus a specialist
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
Honest limits
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:
- Broken glass or blown double-glazed units
- Suspect materials that need testing and specialist removal
- Leaks from pipework, wastes or valves (that’s plumbing)
Questions about CM16
Can you follow the specification on our project?
Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it, flagging anything that needs clarifying.
Can you handle sealant work across several sites?
Yes, across South East England, Greater London and all of Scotland. Each site gets the same process and a single contact.
How long before the joints can be used?
That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.
Are your applicators CSCS-carded?
Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.
How long do sealant joints last?
Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.
Who decides which product is used?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
What about asbestos in old mastic?
On older buildings, our first request is the asbestos survey. Managing asbestos is the dutyholder’s responsibility and removing it isn’t something we do.
