About commercial sealant contractors in IG10
We’ve applied sealant on commercial sites for over 20 years: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. Site teams most often ask us about a top-up bead over failed sealant, now lifting and water staining near frames, panels or ceilings, across floor and threshold joints, movement joints in walls and floors and window and door perimeters.
We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.
- First, details come to us: photos, drawings or a schedule of the areas.
- Next comes a diagnosis and a fixed quote.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.
What affects the price in IG10
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Commercial premises across IG10
Commercial buildings across IG10 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Around the motorway corridors of the South East, business parks and industrial estates are common, and we cover IG10 along with the rest of the region.
Loughton: If you have premises on more than one site, say at Oakwood Hill Industrial Estate and Epping Forest Shopping Park, one contractor and one quote can cover both. Trade counters and showrooms on estates such as Oakwood Hill Industrial Estate (to the south-east of Loughton) need neat joints where clients see them.
Honest limits
Before quoting, we check that sealant is the right answer. It isn’t the answer for:
- Cracking that needs a structural engineer to look at it
- Roof leaks that only look like a joint problem
- Misted, cracked or failed glazing units (a glazier’s job)
What sets the cost
There’s no standard rate for sealant work, because every site is different. What we look at:
- Backing rod, priming and other preparation
- The product specified
- Removal of failed or old sealant
- Travel to remote or island sites
The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we will explain how it’s made up.
What we need to price the job
Whether it’s one area or a whole building, these details speed things up:
- The site address and postcode
- The type of building and who uses it
- Clear photos of the problem areas
- Any dates the work must fit around
Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.
Why deal with it now?
Leaving a failed joint rarely saves money. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below. Dealing with it while the damage stops at the bead is the cheaper route.
What your quote should include
- Can the work be phased to keep areas open?
- How they handle RAMS and site documents
- Whether primer will be used where the manufacturer specifies it
- What the guarantee covers, and for how long
Looking after the joints
Once the work is signed off, a little attention goes a long way:
- Check the asbestos register before anyone disturbs old sealant in an older building
- Deal with small splits before they become leaks
- Note dates and locations of sealant work for future planning
- Have extract fans checked so wet areas dry out
In washrooms and kitchens, extraction makes a real difference to sealant life. Extraction that isn’t working keeps the joints wet, and mould follows damp. Your maintenance team can look at extract fans at the same time.
Each spell of wet weather pushes more water through an open joint. Behind a panel or frame, that water can sit unseen for a long time. Resealing early keeps the problem in the sealant and out of the building.
Why it fails
When a bead peels cleanly off one face, it has failed in adhesion. Typical reasons include rushed preparation, no primer where one was needed, dust or release agents on the surface, or three-sided adhesion. We see it often where joints were sealed in a hurry.
Any of the following is a good reason to get the joints checked over:
- Weathered facade sealant that no longer flexes
- Leaks that seem to come through a sealant line
- Frame mastic that has hardened and come away from the wall
- Shrunken sealant along kitchen worktops and splashbacks
Your questions answered
Do you work directly for building managers?
Yes, and through main contractors too. We quote, schedule and report back in the way that suits your process.
Is it OK to apply fresh sealant over existing beads?
Removal comes first, every time. After that come cleaning, primer where needed, backing and the new sealant.
What do you need from us to quote?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. For a fixed quote, send details through our quote form.
What about asbestos in old mastic?
Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.
Does commercial sealant work come with a guarantee?
Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.
Can areas stay open during the work?
We phase the work so parts of the building stay open. We plan around the site hours and access windows you give us.
When can the area be used after sealing?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.
