Commercial sealant contractors across AB53: what to expect
Sometimes a split bead is a symptom rather than the cause. A leak near a frame edge can start in the frame, the cill or the cavity, and repeated splits in a movement joint can mean the joint is too narrow for the movement. Part of the job is telling you when the fix is something other than sealant, so budgets go where they’ll do some good. We work on floor and threshold joints, window and door perimeters and movement joints in walls and floors, and the usual reasons a site gets in touch are earlier reseals applied straight onto the failed bead and gaps behind commercial kitchen worktops and sinks.
We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area.
- Send details through our quote form, or ask for a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Work is phased around your occupiers where areas need to stay in use.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.
How we quote
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.
Why choose Mastic Doctor

Commercial sealant contractors across AB53: the area picture
Commercial buildings across AB53 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Across AB53, outside sealant work is planned around the weather, so we keep some flexibility in the dates.
Turriff: A hotel such as Royal Oak Hotel (to the west of Turriff) shows how much sealant a hospitality building has on show, from bathroom joints to the bar. For any commercial premises in Turriff, a lasting joint depends on full removal of the old sealant and clean, dry faces.
Surface by surface
Washrooms and toilets
Washroom joints take water, cleaning chemicals and constant use. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, phasing the rooms so not every toilet is closed at once.
Window and door perimeters
Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
For managing agents and facilities managers
As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.
When you manage a building on behalf of an owner, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end.
Cost factors for sealant joints
Your fixed quote is built from the real scope. It allows for:
- Which sealant the job calls for
- Whether the work must be split into stages
- Access and working height
- Joint width, depth and condition
Pricing sealant joints depends on how many there are, their condition and the access. Ask us for a fixed quote.
Before you send an enquiry
It doesn’t need to be a full survey. A few details are enough to get going:
- Specification clauses that apply
- Photos of the joints, close up and from further back
- The postcode of the building
- Any dates the work must fit around
The quickest route to a quote is a few photos and the site postcode. Upload them with the quote form, or phone 01277 525 020 or email a schedule or drawings if you’d rather talk the job through.
After the work
Once the work is signed off, a little attention goes a long way:
- Check the asbestos register before anyone disturbs old sealant in an older building
- Respect the cure time before reopening an area
- Ask fit-out and M&E contractors to report any sealant they disturb
- Keep abrasive pads and scrapers off resealed joints
Later works are the usual way new joints get damaged. When fittings are moved or cabling added, the sealant nearby is easily disturbed and the joint gets left open. If that happens, ring 01277 525 020 or send details through our quote form and we will price putting it right.
Each spell of wet weather pushes more water through an open joint. Behind a panel or frame, that water can sit unseen for a long time. Catching it at the sealant stage avoids the bigger repair.
Why deal with it now?
Spot repairs have their place. Where the remaining sealant is just as old, it tends to fail soon after, so access and set-up end up being paid for twice. We can price both options so you can decide on the facts.
Comparing quotes
- How they’ll work around occupants
- How long is the guarantee, and what does it include?
- Will failed sealant be removed rather than covered?
- Whether primer will be used where the manufacturer specifies it
