Commercial sealant contractors in AB45: how it works

Inside a commercial building, sealant does a lot of quiet work: around sanitaryware, along worktops and splashbacks, at window boards, partition heads and floor junctions. Externally it keeps rain out of frame perimeters, panel joints and movement joints. Our applicators work on both the inside and the outside of the building. Site teams most often ask us about frame mastic that has hardened and come away from the wall and weathered facade sealant that no longer flexes, across washrooms and tea points, window and door perimeters and movement joints in walls and floors.

Diagnose, treat, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.

  1. First, details come to us: photographs, drawings or a schedule of the areas, or we arrange a site visit.
  2. We work out why the joints have failed and fix a quote for the agreed scope.
  3. Before anything is cut out, we agree access, timings and sequence.
  4. We strip the failed bead and prepare both faces of the joint.
  5. We fit backing to the right depth, prime where specified and lay the new bead.
  6. Each area is inspected, signed off and backed by our 12-month guarantee.

Where commercial joints are in AB45

From Banff, Portsoy and Gardenstown outwards, AB45 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.

Our work reaches every part of Scotland, cities and islands alike, AB45 among them. Travel is planned so the work is finished in as few trips as we can. In the parts of AB45 near the sea, the elevations facing the weather are where sealant gives up first, so they’re worth inspecting more often.

Banff: Trade counters and showrooms on estates such as Inverboyndie Industrial Estate (to the west of Banff) need neat joints where customers see them. Refits at hotels like County Hotel (less than half a mile east of Banff) bring joints at vanity tops, bars and reception desks that guests see every day.

Honest limits

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • A failed roof covering or waterproofing membrane
  • A dripping trap, valve or pipe behind a fitting
  • Old mastic that tests positive for asbestos

Signs you need commercial sealant contractors

No sealant joint is permanent. How long one lasts depends on the movement it takes, its exposure to sun and weather, the cleaning regime, the traffic and the product itself. On a busy commercial site several of those pile up at once.

Common reasons buildings call us in:

  • Window and door perimeter joints that have cracked open
  • Messy, uneven beads from earlier work that let the building down
  • Weathered facade sealant that no longer flexes
  • Gaps behind commercial kitchen worktops and sinks

Site staff or a sealant specialist?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Building owners, agents and FMs in AB45

As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.

Building owners and managing agents use us on everything from one building to a spread of sites around AB45. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Why act early?

Some managers wait for a fit-out before touching the mastic. That’s reasonable for internal joints that are just tired-looking, but a joint letting water in now keeps doing damage until the refurb arrives. We can seal the urgent joints now and leave the rest for the programme.

Common questions from AB45 clients

Are you CHAS accredited?

Yes. We are CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

Do you cover AB45?

Yes. We cover AB45 and the rest of Aberdeenshire, within our coverage of Greater London, South East England and Scotland. To discuss a job, call the office on 01277 525 020 or email the details over.

Can you supply RAMS and insurance details?

We will confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Who decides which product is used?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Could the old sealant in an older building contain asbestos?

We check the asbestos register or survey before any old sealant is disturbed. The duty to manage asbestos sits with the dutyholder and removing it isn’t something we do.

How do you keep disruption to occupiers down?

It’s mostly about sequence: areas are phased, access windows agreed and enough washrooms or entrances left in use. Let us know what can’t close and we’ll work around it.
