Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.
Keeping the joints sound
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:
- Share the asbestos register when you send details
- Protect low-level joints in entrances
- Check sealant joints during planned building inspections
- Mention RAMS, insurance or CSCS requirements up front
Log the date and extent of the resealing for each block. It helps plan the next round and gives you a history.
The longer failed joints are left, the more likely the substrate edges break up. Then the edges may need repairing first and the job grows.
About our mastic sealing in Way
Our clients include managing agents, property factors in Scotland, housing associations and landlords with block or commercial portfolios. Many prefer a planned programme to one-off visits and we quote and schedule each building in turn. If you’re dealing with occupiers reporting cold air round windows and estate-wide sealant that is simply worn out, we can help, whatever the surface. Facilities teams, main contractors and managing agents in Way tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.
For buildings around smaller places like Way, we group work so one trip covers it. Photos of each elevation help us quote accurately.
Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

Our process
Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. Smaller jobs around Way can be grouped with others nearby, which keeps travel down. You will have a fixed quote before work starts.
- We check the asbestos register for older buildings and look at the joints.
- A fixed quote covers the joints, products and order of work.
- We strip out the old sealant.
- Joint faces are cleaned, backed and resealed.
- We finish each building before moving to the next.
Before we start on site

What we can’t put right
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is any of the following:
- Leaks through the frame itself rather than the perimeter
- Roof leaks, gutters or failed flashings that aren’t sealant joints
- Old mastic suspected of containing asbestos, which must be tested and dealt with by a specialist first
If in doubt, give us a call on 01277 525 020 or use the quote form and we’ll say what we think before you book.
What we seal
- Window and door perimeters on blocks
- Communal kitchens and washrooms
- External wall and movement joints
- Balcony and threshold joints
- Communal entrances and stairwells
- Shopfronts below residential blocks
Leave it or put it right?
A bead run over old mastic can look like a repair. It doesn’t bond and typically fails within a short time. Cutting out and resealing properly does it once. Around Way, it’s better to renew all the failing joints at once, rather than one at a time. Send photographs of each area and we’ll quote for the lot.
Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Your questions answered
Will you work in a care home in Way without moving residents out?
Yes. Care settings are planned area by area, at times agreed with the home. Noise and disruption are kept to a minimum.
Our building in Way is near the coast: does that change the sealant?
It can. Coastal exposure works external joints harder than inland weather. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Do you cover Way?
Yes. We take on work across Way, with one number for every area we cover.
What paperwork can you provide?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We are CHAS accredited and a Constructionline member.
Is it fine to apply new sealant on top of old?
No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Is mastic sealing guaranteed?
There is a 12-month guarantee on our workmanship and we hold public liability insurance.
Can you take on resealing for a block portfolio?
We do. Most of our mastic sealing is for agents, factors, housing associations and portfolio landlords and work can be quoted per building or as a whole.
Block-wide mastic in Way
Way is within about 3 miles of the coast. Blocks and commercial buildings facing the sea take the most weather on their window perimeters and external joints. Way sits in one of the drier corners of the country, the South East. Even so, frame mastic only goes on in dry, workable conditions, and the sunniest, most exposed sides of a building usually need attention first.
Site managers at schools like Minster Church of England Primary School can fit frame mastic into the summer works. Historic properties like Quex Park (to the north of Way) show the age of some local stock, where frame mastic must suit soft brick or stone. For owners of several units at places like The Oaks Business Park, 0.8 miles north-west of Way, one programme can deal with frame and external mastic across the lot.
Way is about 3 miles west of Ramsgate, in Kent. Anywhere in CT12, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Our Kent coverage takes in 931 places. Sites around London have their own page, roughly 62 miles from Way.
We cover the CT12 postcode districts for mastic joints. Streets here include Wayborough Hill and Way Hill, and sites on any of them can send details for a fixed quote. Sites close to Way are covered too, including Mount Pleasant (1 mile north-west), Sevenscore (1 mile south-east), Minster (1 mile west), Acol (1 mile north-west) and Cliffs End (2 miles south-east). Bigger towns within reach include Canterbury (12 miles west), Margate (4 miles north-east), Dover (14 miles south), Ramsgate (3 miles east), Broadstairs (5 miles east) and Whitstable (13 miles west).
What’s near Way
Locally, jobs take us to sites close to Sandwich and Pegwell Bay and The Bell Inn and the streets around them. The closest station to Way is Minster station, roughly 0.9 miles south-west of the centre. Well-known places in the area include Westwood Cross (3.1 miles north-east) and Ramsgate General Hospital (3.5 miles east). Not far away are Sandwich and Pegwell Bay.
General trades versus a specialist
Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

What affects the price in Way
There’s no standard rate for sealant work, because every site is different. What we take into account:
- Working within restricted access windows
- Quantities, in metres or numbers
- The site’s rules and procedures
- Removal of failed or old sealant
Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you will have a fixed figure to work with.
Details that help us quote
Good information means a firmer quote. When you get in touch, include:
- The postcode of the building
- Specification clauses that apply
- Drawings or a marked-up plan, if available
- Access details, including height
Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To start the process, give us a call on 01277 525 020 or use the quote form.
