About commercial sealant contractors in CT12

Inside a commercial building, sealant does a lot of quiet work: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Externally it keeps rain out of frame perimeters, panel joints and movement joints. Our applicators work on both the inside and the outside of the building, matching the sealant to the location instead of using one product throughout. We work on kitchen worktops and splashbacks, floor and threshold joints and window and door perimeters, and what we’re called in for most is greasy, split joints in a kitchen or tea point and weathered facade sealant that no longer flexes.

Tell us your site hours and access windows and we will plan around them. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area.

  1. We start with the evidence: photos, drawings or a look on site.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. We hand back each area with its cure time and our 12-month guarantee.

Commercial premises across CT12

Commercial buildings across CT12 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in CT12 starts with access, parking and site rules. Along the coast in CT12, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.

Newington: For tenants and agents on sites such as Eurokent Business Park, under half a mile west of Newington, office fit-outs, reception joints and window perimeters are the usual sealant work. A hotel such as The Sylvan Hotel (to the south-east of Newington) shows how much sealant a hospitality building has on show, from bathroom joints to the bar.

Why it fails

Resealing over the top is a false economy we come across often. Fresh sealant won’t stick to the old bead underneath so it soon peels and traps moisture against the joint. By the time it shows, there can be two or three layers to cut out.

It’s worth sending us details if you spot any of the following:

  • Damp patches where an external joint has failed
  • Wall and floor joints that have lost their seal
  • Shrunken sealant along kitchen worktops and splashbacks
  • Frame mastic that has hardened and come away from the wall

Work for main contractors and building owners

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

How the quote is worked out

A fixed quote reflects the actual work. It takes account of:

  • Travel to remote or island sites
  • How accessible the joints are
  • The site’s rules and procedures
  • The total length or number of joints

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Before you send an enquiry

There’s no need for a formal survey. A few details are enough to get going:

  • Photos of the joints, close up and from further back
  • Any specification or named product
  • Approximate linear metres or a joint schedule
  • How the joints are reached, and at what height

Need a figure for a tender or a budget? Send the scope and any drawings, and we’ll return a fixed quote you can plan around. For a chat about it beforehand, call 01277 525 020 or send details through our quote form.

Leave it or put it right?

A cheaper quote sometimes means the old bead stays in. Sealing over looks tidy at handover, then lifts once the joint starts moving. Every quote we give includes full removal and preparation, which is where the lasting value is.

What your quote should include

  • Is the sealant right for the movement and the substrate?
  • What level of public liability insurance do they hold?
  • Can the work be phased to keep areas open?
  • Their approach to joint depth and backing

Honest limits

Before quoting, we check that sealant is the right answer. It won’t put right:

  • A dripping trap, valve or pipe behind a fitting
  • A failed roof covering or waterproofing membrane
  • Old mastic that tests positive for asbestos

CT12: questions and answers

What guarantee do you give on resealing?

Our workmanship is guaranteed for 12 months. We’re fully insured for public liability as well.

What site paperwork can you provide?

We’ll confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We are CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Do you work in CT12?

Yes. We take on work across CT12, with one number for every area we cover.

What about asbestos in old mastic?

On older buildings, our first request is the asbestos survey. Managing asbestos is the dutyholder’s responsibility, and we don’t remove asbestos-containing materials.

Which sealant will you use?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Are you CHAS accredited?

Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
