Mastic sealing for commercial buildings in Harrow

In buildings from before 2000, some old mastics contain asbestos. We check the asbestos register or survey before any old sealant is cut out and if it’s suspected, work stops until it’s tested. Removing asbestos-containing material isn’t something we do. If you are dealing with communal area joints that look neglected and movement joints with sealant missing, we can help, on window and door perimeters on blocks, balcony and threshold joints and communal kitchens and washrooms alike. Looking for mastic applicators who cover Harrow? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

London has a large stock of purpose-built blocks, mansion flats and converted buildings managed by agents and housing associations. Window and door perimeters, balcony joints and communal areas all have mastic that ages together across a building, which is why block-wide programmes make sense.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Common questions from Harrow clients

Does your area include sites such as Harrovian Business Village, near Harrow?

Yes. Our area takes in Harrow and its surroundings, with estates and business parks such as Harrovian Business Village included. To start, just give us a call on 01277 525 020 or email us with the unit, the joints involved and your access times.

Can you quote for a block close to Harrow-on-the-Hill station?

Yes. Blocks of any size are within what we do. We work to your notice and access arrangements.

How many days will you need on site?

That varies with the scale of the job, but the work usually takes a day or two for a single block, longer for an estate programme. For bigger or phased jobs, we’ll set out a timescale with the quote.

Is mastic sealing guaranteed?

Every building we reseal has a 12-month guarantee. It applies to our workmanship rather than damage or problems with the frames.

Can you seal joints high up on a block?

Every block is different. How upper joints are reached is agreed before work is booked so the fixed quote reflects it.

Who decides which product is used?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Can weather delay the job?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Signs you need mastic sealing in Harrow

Much failed sealant was laid on dirty, dusty or damp surfaces. Where the faces weren’t cleaned or primed as specified it comes away from one face.

What tends to prompt an enquiry:

  • Brittle perimeter mastic across a building
  • Worn sealant at communal door frames
  • Mastic failing across several blocks on an estate
  • Complaints coming in block by block

Owners of student blocks near Westminster University, 1.2 miles east of Harrow, can schedule frame and external mastic for the summer vacation.

Questions to ask before you book

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Can the work be phased to keep areas open?
  • What the guarantee covers, and for how long
  • Is the sealant right for the movement and the substrate?

Questions to ask before you appoint anyone

After the work

Problems stay small when the joints are checked regularly. In particular:

  • Check the asbestos register before any old mastic is disturbed
  • Share your contractor requirements early
  • Include mastic in your cyclical inspections
  • Track which buildings were done and when

If paintable sealant was used, decoration can follow once it has cured. Silicone typically can’t be painted, so keep decorators off it unless told otherwise.

Water getting in round frames can damage plaster, decoration and the frames themselves. Early resealing is far simpler than repairs inside.

Surface by surface

Window and door perimeters on blocks

Perimeter joints on blocks are best done elevation by elevation or block by block. How each joint is reached is agreed at quote stage.

Planned maintenance

We can work into your cyclical maintenance plan, building by building.

What sets the cost

The price varies from site to site. It mainly depends on:

  • How much existing material needs removing
  • The size and state of each joint
  • Induction, permit and paperwork requirements
  • Travel to remote or island sites

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.

Sending details for a quote

Whether it’s one area or a whole building, these details speed things up:

  • Drawings or a marked-up plan, if available
  • Access details, including height
  • A wide shot and a close-up of the area
  • The postcode of the building

Let us know the site, the scope and your timescale, and a fixed quote will follow. To get it moving, phone 01277 525 020 or email a schedule or drawings.

Our process

Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. In Harrow, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. We check the asbestos register for older buildings and look at the joints.
  2. The products and programme are set out in a fixed quote.
  3. Failed mastic is removed completely.
  4. Joint faces are cleaned, backed and resealed.
  5. Buildings are completed in turn.

What we need from you

  • Move anything stored against the joints
  • Tell us your opening times and when work is allowed
  • Tell us what induction or permit system the site runs

Request a quote

A handful of photos and a postcode is the fastest way to a quote. Send them through the quote form, or speak to us on 01277 525 020 or email the details over if you’d rather talk the job through.

General trades versus a specialist

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
