Need mastic sealing in Chale?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Honest limits

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Failed window or door frames, which need a window contractor
  • Substrate edges that need repairing first
  • Glazing that needs replacing

Not sure which it is? You can give us a call on 01277 525 020 or use the quote form and we’ll tell you honestly.

Where we work in Chale

  • Window and door perimeters on blocks
  • Communal entrances and stairwells
  • External wall and movement joints
  • Shopfronts below residential blocks
  • Communal kitchens and washrooms
  • Balcony and threshold joints

Mastic sealing for commercial buildings in Chale

For blocks and buildings in Chale and across the Isle of Wight, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Addresses, photographs of typical joints and a rough idea of quantities let us give a quick quote or we can visit. If you have damp patches beside frames and brittle perimeter mastic across a building, we can help. Looking for mastic applicators who cover Chale? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

Owners and agents with buildings around smaller places such as Chale tend to manage small terraces of association properties, converted barns and commercial units. Mastic around frames and on external joints wears out in time, whatever the building.

We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

How a job runs

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Rural sites near Chale may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. First we look at the mastic on each building and note what needs replacing.
  2. We send a fixed quote that sets out the joints, the products and the programme.
  3. The sequence and the dates are fixed with you, giving you what you need to notify occupiers.
  4. Failed mastic is removed and the faces taken back to sound, dry material.
  5. Deep joints get backing rod, faces are primed if the manufacturer specifies it, then the joint is sealed and tooled.
  6. Finished joints are looked over and the 12-month guarantee confirmed.

Before we start on site

  • For older buildings, check the asbestos register before work
  • Warn occupants and staff about the work
  • Point out any areas we must not close

Owners, agents and contractors

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules.

What we’re called out for in Chale

Poor preparation explains many failed joints. Without clean, sound faces and a primer where the product needs one, the bead peels off one side.

What tends to prompt an enquiry:

  • Old repairs sealed over failed mastic
  • Water getting in round frames after rain
  • Damaged joints in communal entrances and corridors
  • Open joints in brickwork or panels

If you are responsible for a building such as St Andrew's Church, frame and door mastic needs the same attention as any other property.

Before you book anyone

  • Health and safety accreditation such as CHAS
  • Who will actually carry out the work
  • What site paperwork they can supply
  • Their plan for phasing and protecting the area

How to choose a sealant contractor

What the job involves on each surface

Estate-wide resealing programmes

Consistent products and colours across an estate make future maintenance simpler.

External movement joints

Joint size and product are matched to the expected movement, often around 2:1 width to depth, as the manufacturer advises.

Questions about Chale

Our building in Chale is near the coast: does that change the sealant?

It can. Coastal exposure works external joints harder than inland weather. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Can one quote cover a number of our buildings near Chale?

Yes. Portfolio-wide programmes are a regular request. We can phase the programme to suit your budgets and notice periods.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

How long before the joints can be used?

We will confirm how long the chosen product needs to cure.

Can people stay in the building while you reseal?

The work is planned around occupiers. Dates and areas are agreed with you so residents or tenants can be told and communal access is kept open.

How do you choose the sealant?

The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

What if the old mastic contains asbestos?

Asbestos removal isn’t part of our work. Anything suspect is tested before we carry on in line with the dutyholder’s asbestos management.

Looking after buildings in and around Chale

The sea is no more than about 1 mile from Chale. Sea-facing elevations take driven rain and salt, and their mastic shows it before the sheltered sides do; plan inspections around that. The South East is one of the drier parts of the UK. Even so, frame mastic only goes on in dry, workable conditions, while the elevations that take the most sun tend to show hardened mastic first.

With historic buildings such as Wolverton Manor (3.4 miles north-west of Chale) in the wider area, owners of older properties around Chale should expect mastic to need a product that suits old masonry.

Chale is about 7 miles south of Newport, in the Isle of Wight. Anywhere in PO38, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Across the Isle of Wight, 125 places are covered, Chale among them. Portsmouth is covered too, around 18 miles from Chale.

We cover the PO38 postcode districts. Buildings on Church Place, Upper House Lane and Blythe Shute are within our area. Sites close to Chale are covered too, including Blackgang (1 mile south-east), Pyle (1 mile north-west), Chale Green (1 mile north), Atherfield Green (1 mile north-west) and Niton (2 miles south-east). Further afield, our area takes in Newport (7 miles north), Ryde (11 miles north-east), Cowes (11 miles north), Sandown (8 miles north-east), Shanklin (7 miles east) and Ventnor (5 miles east). Where a site is remote or on an island, we plan travel and materials carefully, so the full address helps from the start.

How the quote is worked out

Your fixed quote is built from the real scope. It takes account of:

  • The product specified
  • Joint width, depth and condition
  • Any access equipment needed
  • Removal of failed or old sealant

The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

Details that help us quote

Good information means a firmer quote. When you get in touch, include:

  • Approximate linear metres or a joint schedule
  • Clear photographs of the problem areas
  • Access details, including height
  • Specification clauses that apply

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.
