Floor joint sealing for commercial buildings in Townhead

For sites in Townhead and across Glasgow, the process is short: you send details, we send a fixed quote, the joints are done and the 12-month guarantee follows. A rough length of joint, photographs of the worst areas and a site plan let us give a quick quote, or we can arrange a site visit. If you are dealing with loading bay joints breaking down and scruffy, dirty joint lines on a shop or showroom floor, we can put it right. A single leaking joint is often how a building in Townhead first comes to us: we look at the rest while we are there and tell you what we find.

In Scotland’s cities, buildings from car parks and malls to university and hospital estates rely on movement joints. When the sealant goes, water and grit get in, and a Scottish winter makes it worse.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Traffic, movement and joints around Townhead

Less than 3 miles from Townhead there are at least three named estates and business parks. Sites like these are full of saw-cut floor joints, yard slabs and car park joints. Townhead is in the west of Scotland, the wetter side of the country. Open joints in external slabs take a lot of water. We wait for dry, workable days to seal them.

Hospitals like Glasgow Royal Infirmary (to the east of Townhead) have multi-storey or surface car parks whose joints carry vehicles round the clock. For a centre such as The Savoy Centre, less than half a mile west of Townhead, the service yard and car park joints normally need attention first. University campuses such as Glasgow Caledonian University, less than half a mile north-west of Townhead, have car parks, paved walkways and building elevations with movement joints.

Townhead is about 1 mile north-east of Glasgow, in Glasgow. We cover commercial sites throughout Townhead. Townhead is one of 171 places we cover in Glasgow for floor joints.

Commercial sites across G2, G1 and G4 are covered for floor joints. Streets here include High Street, Dundas Lane and Renfrew Lane. Being close to the A804, Townhead is easy to get to with materials and equipment. We also cover Cowcaddens (1 mile north-west), Sighthill (1 mile north-east), Port Dundas (1 mile north-west), Royston (1 mile north-east) and Blythswood Hill (1 mile west). Bigger towns within reach include Kelvinside (3 miles north-west), Hyndland (3 miles west), Langside (3 miles south-west), Yoker (6 miles west), Mount Florida (3 miles south) and Hillpark (4 miles south-west).

Nearby you will also find Glasgow Lock Hospital (less than half a mile south-east) and Princes Square (0.5 miles south-west). The countryside around Townhead includes Hogganfield Loch.

Why act early in Townhead

Some runs only need partial renewal or topping up. Where existing filler is well bonded and the gap beside it is small, a full strip-out isn’t always needed, and we will say which joints need what. Failed sealant in a shared building in Townhead can affect more than one owner. Acting early avoids disputes and bigger repairs.

The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a fixed quote when you’re ready.

What we can’t put right

Being straight saves everyone time. Fresh joints won’t solve:

  • Broken concrete either side of the joint
  • A floor that rocks at the joints, which needs a structural fix
  • Worn screed or surface finishes

Not sure which it is? You can call 01277 525 020 or email the details over and we’ll tell you honestly.

What we seal

  • Forklift and pallet-truck routes
  • Saw-cut induced joints
  • Joints along racking aisles
  • Construction joints
  • Retail and showroom floors
  • Loading bays

Different surfaces, different methods

Semi-rigid joint fillers

Semi-rigid fillers are designed to support joint edges under hard wheels. They allow only small movement so timing matters on newer slabs.

Forklift and pallet-truck routes

Main aisles and cross routes carry the most wheel movements and the joints on them break down first. A semi-rigid filler is common here because it supports the arrises under hard wheels.

Townhead: questions and answers

Will our site in Townhead have to close for joint sealing?

Rarely. Work is phased around your operations. The phasing plan comes with the quote.

Does your area include sites such as Inner City Trading Estate, near Townhead?

Yes. Our area takes in Townhead and its surroundings, with estates and business parks such as Inner City Trading Estate included. Photos and a short description are enough for a first look.

Are you fully insured?

Yes. Our insurance certificate can be sent alongside the quote.

Will your applicators have CSCS cards?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

When can forklifts run over new joint filler?

Cure times vary with the product and the conditions. You will get a reopening time for each area when we agree the phasing.

Are you CHAS accredited and on Constructionline?

Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Do you repair broken joint edges?

A filler needs sound edges to grip. If the arrises have spalled, we will say they need repair before filling and set out how that affects the job.

How a job runs

At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. In a Scottish city, kerbside space and loading need planning, especially near the centre. Tenement closes, shared stairs and factor approvals may also be involved.

  1. We agree the traffic routes and phasing with your site team.
  2. We point out joints whose edges need repairing first.
  3. Failed material and debris are removed and the joint cleaned.
  4. The chosen filler or sealant goes in flush with the slab.
  5. Each area is handed back when ready for traffic.

What we need from you

After the work

For the best life from the joints:

  • Keep grit out of unfilled joints in the meantime
  • Check joint lines on busy aisles regularly
  • Photograph any joint that starts to chip
  • Keep trucks off new joints until we say they’re ready

Once cured, the joints get cleaned along with the slab. Tell us about aggressive cleaning products or hot washing at quote stage so the product suits them.

Grit in an open joint does damage every time a wheel crosses it. Getting it filled stops the damage while it is still a straightforward job.

Owners, agents and contractors

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
