Floor joint sealing for businesses in Pollokshields

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle floor joint sealing in Pollokshields

Forklifts and pallet trucks are hard on open joints. Each crossing knocks the unsupported edge, and over time a neat cut turns into a ragged channel. A properly filled joint carries the wheel over and protects both arrises, which is kinder to trucks, loads and operators. If you have saw-cut joints left open and packed with grit and untidy open joints in a retail unit, we can help. Searching for sealant specialists in Pollokshields? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

In Scottish cities, where newer extensions meet older stone buildings, movement joints take the difference. They need the right movement class and correct width and depth to last.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Leave it or put it right?

Painting or coating straight over joints rarely lasts. Joints need their own treatment, whether or not the floor is coated. Scottish city buildings take plenty of rain, and failed external joints let it into stone walls and around frames. Renewing them early protects the fabric.

Pricing floor joints depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.

Site staff or a sealant specialist?

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Your questions answered

Can you work on a hospital site such as New Victoria Hospital?

Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Will you take on work at estates like Centurion Business Park, close to Pollokshields?

Yes. We cover Pollokshields and the area around it, including industrial estates, business parks and retail parks such as Centurion Business Park. To start, just call the office on 01277 525 020 or email the details over with the unit, the joints involved and your access times.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it, flagging anything that needs clarifying.

Why has the filler pulled away from one side?

Young concrete carries on shrinking for a long time, so a semi-rigid filler can part from one face. It is typically dealt with by topping up.

Should floor joints be filled or sealed?

There isn’t one answer for a whole floor. Hard wheels need edge support, which points to a semi-rigid filler and perimeter or movement joints need flexibility. You will see the choice for each area in the quote.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

How long does a typical visit take?

The duration is planned around your programme and the access we’re given. You’ll have an expected duration with the quote.

Diagnose, treat, sign off

Occupied buildings need a little choreography. We sign and contain the area we’re in, keep walkways clear and move on in phases so staff and visitors can carry on around us. Work on a big city site in Scotland normally involves inductions and permits. Tell us the rules and we’ll work to them.

  1. First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
  2. A fixed quote follows, listing the treatment for each area and the order of work.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. We vacuum each run and prime it if the chosen product requires a primer.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

Before we start on site

  • Let building users know which areas are affected
  • Send your site hours and access windows
  • Send any specification or drawings in advance

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.

Isolation joints at walls and columns

We plan column and wall joints around racking and fixed plant so nothing has to move unexpectedly.

Construction joints

Where a day joint crosses a truck route, its edges take heavy punishment. Movement and traffic are both checked before we decide what goes in.

Maintenance after handover

For the best life from the joints:

  • Hold traffic back until the product has cured
  • Sweep debris out of open joints until they can be filled
  • Mention any aggressive cleaning regime at quote stage
  • Put loading bays at the top of the list

If a joint we filled starts to break up within 12 months, tell us and we’ll arrange a look. After that, a check before your busiest period keeps small repairs small.

A broken joint on a main route is crossed by every truck on that route. Sorting it early looks after your equipment as well as the slab.

When something else is needed

Some faults sit outside our scope, and we say so rather than covering them up:

  • Level or flatness problems across the floor
  • Structural cracking in the slab
  • A failing floor coating, which is a flooring contractor’s job

If you’re not sure, just call 01277 525 020 or send photos by email and we will give you a straight answer.
