Floor joint sealing in Hackney, done properly

We diagnose the floor first rather than guessing at a product: joint widths, whether the joints are still opening, what runs over them and how the edges have held up. From that we choose between a semi-rigid filler and a more flexible sealant and the answer can differ from one zone to the next. If you have joint edges breaking up under truck wheels and joint fill separating from the concrete, we can help, on loading bays, forklift and pallet-truck routes and construction joints alike. For commercial sealant work in Hackney, you deal with one contact from quote to sign-off, whether it’s one building or several.

Distribution and trade units on London’s edges, and deck car parks across the city, hold most of its floor and slab joints. Planning a job in Hackney means thinking about access, loading times and the ULEZ as well as the joints.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Work for main contractors and building owners

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

What we can’t put right

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Slab panels that rock or move under load
  • Wide or random cracking that suggests a structural issue
  • Worn screed or surface finishes

Not sure which it is? You can speak to us on 01277 525 020 or use the quote form and we will tell you honestly before you book.

What we seal

  • Forklift and pallet-truck routes
  • Loading bays
  • Construction joints
  • Retail and showroom floors
  • Saw-cut induced joints
  • Joints along racking aisles

Should maintenance staff do it?

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Do you need floor joint sealing in Hackney?

Small, hard wheels put a lot of load through a very small area. Crossing an open joint, the wheel drops and knocks the opposite arris and those knocks chip the edge apart bit by bit.

Any of the following is a good reason to get the joints checked over:

  • Drivers complaining about joints on a route
  • Grimy joint lines spoiling a showroom floor
  • Unfilled floor joints collecting dirt and grit
  • A gap opening alongside old joint filler

Large sites such as Homerton University Hospital, 0.5 miles to the north of Hackney, have car parks, service roads and long elevations with movement joints in brick and panels.

What to look for in a quote

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Do they follow the manufacturer’s priming guidance?
  • Their plan for phasing and protecting the area
  • How the existing material will be dealt with

Our contractor checklist

From enquiry to sign-off

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, we take the joints in the sequence agreed with you. For a job in Hackney, access comes first. Send the building rules and access times with your enquiry.

  1. We agree the traffic routes and phasing with your site team.
  2. We point out joints whose edges need repairing first.
  3. We clear each run back to clean concrete.
  4. The chosen filler or sealant goes in flush with the slab.
  5. Each area is handed back when ready for traffic.

What we need from you

  • Flag any permit to work we will need
  • Explain the parking and delivery arrangements
  • Share your working hours and any access restrictions

Warehouse floors and decks around Hackney

In London, decks, bays and service yards normally have to keep running, which is why we work a few bays at a time. Less than 3 miles from Hackney there are at least three named estates and business parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

At a retail site such as Anchor Retail Park, 1.5 miles to the south of Hackney, trolleys, cages and cars run over floor and slab joints all day. A campus such as Loughborough University London (1 mile east of Hackney) has long runs of movement joint in its buildings, decks and paving.

Hackney is about 4 miles north-east of London, in Greater London. Anywhere in E9, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Hackney is one of 764 places in Greater London on our list for floor joints.

Anyone looking for floor joint sealing in E9, E8, E3 and E5 gets the same process as the rest of our area: send details, get a quote, we seal, guaranteed. For a building on Homerton High Street, Primrose Square and St John's Church Road or nearby, we can quote for floor joints. You’ll find Hackney on or near the A107 and B113. We also cover Homerton (1 mile north), Lower Clapton (1 mile north), Hackney Central (1 mile west), London Fields (1 mile south-west) and Cambridge Heath (1 mile south-west) for floor joints. Nearby towns on our patch include London (4 miles south-west), City of Westminster (5 miles south-west), Marylebone (5 miles south-west), Kensington (7 miles south-west), St Pancras (3 miles west) and Walthamstow (3 miles north).

Local landmarks in Hackney

Locally, jobs take us to sites close to The Urswick School, Clapton Park and Chesham Arms. There’s a railway station in Hackney itself: Homerton station. A little further out are Hackney Walk (less than half a mile north-west) and Cell Project Space (0.9 miles south-west). Not far away are Tower Hill and Old Ford Island.

Common questions from Hackney clients

Can you work in a London building with booked loading and goods-lift slots?

Yes. Inductions, permits and timed loading are routine for us in London. Say when the building is occupied and when it’s quiet, and we’ll plan accordingly. All of Greater London is inside the ULEZ, and our planning allows for it

Would you work within a site like Homerton University Hospital?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Can the warehouse stay open while you work?

The work is phased. We work aisle by aisle or zone by zone so the rest of the floor stays in use. Tell us your site hours and access windows and we will plan around them.

Are your applicators CSCS-carded?

Yes. Should the site need card details in advance, let us know and we will send them with the quote.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Do you offer coloured sealant?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We’ll confirm the colours available for the specified product.

How long does a typical visit take?

We plan the time on site around your programme and access. You will have an expected duration with the quote.

Surface by surface

Forklift and pallet-truck routes

A route joint has to take repeated wheel strikes without breaking up. Wheel type and traffic level steer the product choice.

Loading bays and dock areas

Dock areas see tight turns, heavy loads and weather blowing in. Joints here usually fail first, so they are often the place to start.
