Floor joint sealing for Connel sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Floor joint sealing in Connel

Open joints take a beating from forklift and pallet-truck wheels. Every pass chips at the bare concrete edge until a crisp saw cut becomes a wide, broken groove. A properly filled joint carries the wheel over and protects both arrises. It also smooths the route for drivers and stock. We work on loading bays, forklift and pallet-truck routes and joints along racking aisles, and what we’re called in for most is scruffy, dirty joint lines on a shop or showroom floor and broken arrises where pallet trucks cross. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Connel, preparation and product choice get the time they need.

For outside joints near Connel, the Scottish weather sets the timetable: sealant needs a dry joint and a temperature within its range, so dates have some give. Inside slabs aren’t affected and can be scheduled around the occupier.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Commercial clients in Connel

We work for building owners and managing agents on everything from one building to a spread of sites. Several sites can go on one quote, so there’s one set of paperwork to deal with.

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

Honest limits

A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is one of these:

  • Worn screed or surface finishes
  • Cracks across panels caused by settlement or overload
  • Spalled arrises, which need an edge repair first

If in doubt, speak to us on 01277 525 020 or email drawings and photos and we will say what we think.

Surfaces we seal

  • Construction joints
  • Retail and showroom floors
  • Joints along racking aisles
  • Saw-cut induced joints
  • Loading bays
  • Forklift and pallet-truck routes

General trades versus a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

After the work

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Plan for a top-up on newer floors
  • Tell us about strong cleaning chemicals before we quote
  • Record damaged joints with a photo and a location
  • Treat loading bay joints first if they’re failing

We will give you a time before trucks can run over the new joints and it pays to stick to it. Cones or barriers stop the first driver cutting the corner.

While the concrete edges are intact, it’s a filling job. After the edges go, repairs come into it, with more downtime and more disruption.

Floor joint sealing around Connel: how the place shapes the job

Connel is within about 1 mile of the coast. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, so a failed joint lets more in and the edges break up sooner. Connel is on Scotland’s wetter western side. Open joints in external slabs take a lot of water. We wait for dry, workable days to seal them.

Sites like Lorn and Islands Hospital, 4.9 miles south-west of Connel, carry ambulances, deliveries and visitors’ cars over their road and deck joints. Around Connel, each joint gets a filler or sealant matched to what crosses it and how much it moves.

Connel (Gaelic: A'Choingheal) is about 40 miles north-west of Helensburgh, in Argyll and Bute. Our applicators travel to Connel for work on floor joints, handled exactly as we handle every other area. Connel is one of 124 places we cover in Argyll and Bute. Glasgow is covered too, around 60 miles from Connel.

Postcode districts covered here: PA37. Among the streets we cover are St Oran's Place, Powell Place and Grosvenor Crescent. If your building is just outside Connel, we cover North Connel (1 mile north-west), Black Crofts (2 miles north-east), Ardchattan (2 miles north-east), Dunbeg (2 miles west) and Benderloch (3 miles north). Remote and island addresses take more planning, from travel and ferries to the weather, so give the site location in your enquiry.

There’s a railway station in Connel itself: Connel Ferry station. Nearby you’ll also find Lorn and Islands Hospital (4.9 miles south-west) and Dunstaffnage Castle (1.8 miles west). For a walk, there’s Lochan Dubh.

Diagnose, treat, sign off

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. Where we can, we combine work around Connel with other jobs nearby, to make the most of each trip. Tell us how flexible your dates are.

  1. A floor survey records every joint, its edges and what crosses it.
  2. The treatment and the zones are set out in a fixed quote.
  3. Old fill and packed debris come out until both faces are sound.
  4. We extract the dust and prime the faces if the product needs it.
  5. Filler or sealant is placed to depth and finished flush.
  6. We hand each phase back when it can take traffic.

What we need from you

  • Tell staff and tenants when we’ll be in
  • Point out parking and an unloading spot
  • Confirm the product named in the specification

How the job changes by surface

Construction joints

Some construction joints have steel edge protection, others are plain concrete. If the edges look unsound, we’ll say so before any filling is done.

Loading bays and dock areas

Bays can be treated one or two at a time so deliveries keep moving. Your site hours and access windows set the order.

Questions we are asked in Connel

Is Connel too far out for you?

No. Small places get the same service as large ones. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.

Is hospital work, at somewhere like Lorn and Islands Hospital, something you do?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

How soon can traffic go back on the floor?

Cure times vary with the product and the conditions. We’ll give you a time for each zone before we start.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Do you repair broken joint edges?

Filling against broken edges doesn’t last. We’ll tell you if the joint edges need repairing first and set out how that affects the job.

Does the weather affect the work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
