Floor joint sealing in Ardchattan

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

How the quote is worked out

Each job is priced on its own details. The main factors are:

  • How much there is to seal
  • Location, for remote and island sites
  • Access and working height
  • The size and state of each joint

What a job costs comes down to the quantity of joints, how much old material needs removing and how the joints are reached. Call for a fixed quote when you’re ready.

Before you send an enquiry

To price the job accurately, we need a clear picture of the site. Useful things to include:

  • Whether an asbestos survey exists
  • Your programme or deadline
  • Rough lengths or quantities, or drawings if you have them
  • Anything awkward about access or site hours

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Share whatever details you have and we’ll fill any gaps with a visit.

How we handle floor joint sealing in Ardchattan

We work on warehouse aisles, dock areas, factory floors, retail units and showrooms. Each job is priced from the metres of joint, their condition and the access windows we get and the figure is fixed before work begins. If you have soft sealant dragged out of trafficked joints and dock area joints that have failed first, we can put it right, on loading bays, forklift and pallet-truck routes and saw-cut induced joints alike. A single leaking joint is often how a building in Ardchattan first comes to us: we look at the rest while we are there and tell you what we find.

Travel to smaller places like Ardchattan is planned so the work is done in one trip where possible. Photos, approximate widths and what uses the floor help us bring the right materials.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Should maintenance staff do it?

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Honest limits

Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be any of the following:

  • A failing floor coating, which is a flooring contractor’s job
  • Spalled arrises, which need an edge repair first
  • Slab panels that rock or move under load

If in doubt, call 01277 525 020 or send details through our quote form and we will say what we think before you book.

What we seal

  • Loading bays
  • Joints along racking aisles
  • Forklift and pallet-truck routes
  • Retail and showroom floors
  • Saw-cut induced joints
  • Construction joints

Aftercare for building managers

Problems stay small when the joints are checked regularly. In particular:

  • Start with the dock areas, where joints fail soonest
  • Record damaged joints with a photo and a location
  • Keep grit out of unfilled joints in the meantime
  • Check joint lines on busy aisles regularly

Once cured, the joints get cleaned along with the slab. If you use strong chemicals or hot-water washing, mention it when we quote so we choose something that tolerates them.

Edges tend to break slowly at first, then quickly. Each chip makes the drop deeper and the next impact harder so early treatment saves a lot of trouble.

Diagnose, treat, sign off

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Travel to smaller Scottish places like Ardchattan is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. A floor survey records every joint, its edges and what crosses it.
  2. The treatment and the zones are set out in a fixed quote.
  3. Each joint is cut or routed back to clean, sound concrete.
  4. Dust is vacuumed out and primer applied where specified.
  5. Filler or sealant is placed to depth and finished flush.
  6. Zones reopen once cured and the work moves on.

Different surfaces, different methods

Flexible floor sealants

A flexible sealant suits perimeter and movement joints away from the heaviest traffic. Backing rod limits how deep the bead goes and keeps it off the joint bottom.

Construction joints

Day joints on busy routes are prone to edge damage. Movement and traffic are both checked before we decide what goes in.

Traffic, movement and joints around Ardchattan

Ardchattan sits close to the coast, within about 1 mile. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, so a failed joint lets more in and the edges break up sooner. Ardchattan is in the west of Scotland, the wetter side of the country. Open joints in car parks and yards let in more water than in drier areas. Dry spells are used for the external joints.

For floors and slabs around Ardchattan, the product is chosen for the traffic and the movement at each joint. Around Ardchattan, open joints collect water and debris, and the arrises are the next to go; we will tell you if the edges need repairing first.

Ardchattan: questions and answers

Will our site in Ardchattan have to close for joint sealing?

Rarely. Work is phased around your operations. We agree the sequence and timings with you before we start.

Is Ardchattan too far out for you?

No. Small places get the same service as large ones. We work across every Scottish council area. Good photos up front let us bring everything on the first visit.

Do you repair broken joint edges?

A filler needs sound edges to grip. If the arrises have spalled, we will say they need repair before filling, so you can decide how to proceed.

Do you guarantee industrial floor joints?

There is a 12-month guarantee on our workmanship, and we hold public liability insurance.

Why is there a gap next to the joint filler?

It can be shrinkage, contamination on the joint faces or a product unsuited to the movement. We look at which it is before recommending anything.

Are you CHAS accredited?

Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.
