Floor joint sealing for commercial buildings in Canary Wharf

Not every floor joint we treat is in a warehouse. Retail units, showrooms and trade counters have slab joints crossed by trolleys, footfall and cleaning machines, and an open, grimy joint line looks poor as well as catching wheels. A neat, flush fill makes the floor easier to clean and look after. We work on retail and showroom floors, construction joints and joints along racking aisles, and the usual reasons a site gets in touch are soft sealant dragged out of trafficked joints and drivers complaining about joints on a route. A specialist sealant contractor works differently from a general builder: in Canary Wharf, that means joint design, primers and backing rod as standard.

Floor and movement joints in London take heavy use: car park decks, loading bays, shopping centre malls and podiums over occupied space. When a joint fails, grit and water get in and the arrises start to break up, so it pays to act early.

Every job we finish is backed by a 12-month workmanship guarantee, in Canary Wharf as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Commercial clients in Canary Wharf

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

When you manage a building on behalf of an owner, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

What happens if it’s left?

Duct tape or a general builders’ sealant can seem to buy some time. None of it is designed for wheel loads and traffic soon pulls it out. A product chosen for the traffic and movement does the job once. In Canary Wharf, each extra visit means more notices, permits and disruption, so a proper job first time, with the old sealant fully removed, is worth it.

What a job costs comes down to the quantity of joints, how much old material needs removing and the access. Call for a quote when you’re ready.

Diagnose, treat, sign off

Working in a building that stays open takes some planning. We sign and contain the area we’re in, keep walkways clear and work section by section so the rest of the building stays in use. Planning a London job such as one in Canary Wharf starts with access: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Give us the hours we can be on site and we will schedule to suit.

  1. We walk the floor and mark up joint widths, edge damage and traffic routes.
  2. The treatment and the zones are set out in a fixed quote.
  3. Old fill and packed debris come out until both faces are sound.
  4. We extract the dust and prime the faces if the product needs it.
  5. Filler or sealant is placed to depth and finished flush.
  6. We hand each phase back when it can take traffic.

Before we start on site

  • Move anything stored against the joints
  • Tell staff and tenants when we will be in

When something else is needed

Being straight saves everyone time. Fresh joints won’t solve:

  • Worn screed or surface finishes
  • Broken concrete either side of the joint
  • Unstable slabs moving under traffic

Not sure which it is? You can give us a call on 01277 525 020 or email drawings and photos and we will tell you honestly before you book.

Canary Wharf: questions and answers

Do you take on jobs in Canary Wharf where loading and access are tightly controlled?

Yes, we plan every London job around the building’s own access rules. Say when the building is occupied and when it’s quiet, and we’ll plan accordingly. We allow for the ULEZ, which covers every borough

Is a hospital such as The London Independent Hospital somewhere you can work?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

Do you use semi-rigid filler or flexible sealant on floor joints?

The answer comes from the traffic and the joint’s movement. Trafficked joints on truck routes normally need a semi-rigid filler to support the edges and joints with more movement take a flexible sealant.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

How many days will you need on site?

That varies with the scale of the job, though a typical visit normally takes anything from a day for one loading bay to several days for a large floor, split into phases. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

Should maintenance staff do it?

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

How the job changes by surface

Semi-rigid joint fillers

If a joint is still opening, a semi-rigid filler may part from one face. A later top-up typically puts that right, and we will explain it when we quote.

Saw-cut induced joints

Induced joints are sawn into a new slab to control where it cracks. They start narrow and widen as the concrete dries, and on truck routes they need a filler that supports the edges.

Floor joint sealing in Canary Wharf: the local picture

Canary Wharf has at least three named business or industrial parks inside a 3-mile radius. Sites like these are full of saw-cut floor joints, yard slabs and car park joints. Few London car parks or loading bays can be taken out of use for more than a short spell, so joints are sealed in sections with each area handed back once cured.

Business parks such as Poplar Business Park (0.5 miles north-east of Canary Wharf) have car parks, paved areas and long brick and panel elevations, all with movement joints. Large sites such as The London Independent Hospital (1.6 miles north-west of Canary Wharf) have car parks, service roads and long elevations with movement joints in brick and panels. For a centre such as Surrey Quays Shopping Centre, 1.4 miles to the south-west of Canary Wharf, the service yard and car park joints usually need attention first.

Canary Wharf is about 2 miles north-west of Greenwich, in Greater London. We send applicators to Canary Wharf for floor joints. 764 places across Greater London fall within our area, Canary Wharf among them.

Commercial sites across E14, SE16 and E22 are covered for floor joints. Among the streets we cover are Castor Lane, Cassilis Road and Dockyard Lane, and sites on any of them can send details for a fixed quote. Canary Wharf sits on or close to the A1261, useful when we plan access and materials. Close to Canary Wharf, our area also takes in London Docklands (1 mile east), Poplar (1 mile north-east), Heron Quays (1 mile south-west), Coldharbour (1 mile east) and Blackwall (1 mile east). Further afield, our area takes in London (3 miles west), City of Westminster (6 miles west), Marylebone (6 miles west), Kensington (8 miles west), St Pancras (4 miles west) and Shoreditch (3 miles north-west).
