Our floor joint sealing service in Wokingham

Concrete floors in warehouses and factories are cut into bays with saw cuts and day joints, and every one of those joints is an exposed edge under hard wheels. Our job is to put the right filler or sealant into them for the loads and the movement they see so the edges are held up and debris can’t pack in. The enquiries we see most involve drivers complaining about joints on a route and scruffy, dirty joint lines on a shop or showroom floor, across saw-cut induced joints, joints along racking aisles and construction joints.

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. You get a fixed quote with the product and the phasing set out.
  3. We remove failed material and packed debris until sound concrete is exposed on both faces.
  4. We vacuum each run and prime it if the chosen product requires a primer.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. The area is handed back once it has cured enough to take traffic.

Aftercare for building managers

For the best life from the joints:

  • Photograph any joint that starts to chip
  • Keep trucks off new joints until we say they’re ready
  • Stop forks and pallets being dragged across joints
  • Tell us about strong cleaning chemicals before we quote

Young concrete carries on shrinking, so some fillers part slightly from one face. It is a known trait of new floors and a later top-up deals with it.

Joints are easiest to look after when someone checks them regularly. We can quote a programme that starts with the busiest areas and keeps on top of the rest.

Owners, agents and contractors

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

When something else is needed

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Level or flatness problems across the floor
  • Worn screed or surface finishes
  • Joint edges that have already broken away, which need repairing before filling (we’ll tell you if so)

What happens if it’s left?

Some runs only need partial renewal or topping up. Where existing filler is well bonded and the gap beside it is small, a full strip-out isn’t always needed and the quote shows which approach suits each run.

Questions to ask before you book

  • Are they CHAS accredited or on Constructionline?
  • How long is the guarantee, and what does it include?
  • How the existing material will be dealt with
  • How joint depth will be controlled

Why it fails

Unfilled joints soon pack with grit, shrink-wrap scraps and pallet splinters. That debris is hard and levers at the edges as wheels pass so the arrises break sooner.

Common reasons buildings call us in:

  • Failing joints at loading bays and dock doors
  • Flexible sealant torn out by wheels
  • Scruffy, dirty joint lines on a shop or showroom floor
  • Old filler gone hard, cracked or loose

Your questions answered

Will you just go over the old sealant?

No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Are your applicators CSCS-carded?

Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Is it normal for joint filler to separate?

On newer slabs, the concrete keeps shrinking after the joints are filled and a stiff filler can separate down one side. A top-up normally puts it right.

What information helps you price floor joint sealing?

Send details through our quote form or by email and tell us what runs on the floor. A fixed quote follows with the product and phasing set out.

Will we need to close the floor?

In most cases, just the area being treated is coned off. Traffic returns to each zone once it has cured, then we move to the next.

Which is better for warehouse joints, filler or sealant?

We decide joint by joint. Hard wheels need edge support, which points to a semi-rigid filler and perimeter or movement joints need flexibility. The quote sets out what goes where.
