How commercial sealant contractors works in RG2
A reseal stands or falls on the preparation underneath it. Old silicone gives new sealant nothing to grip, so every trace of it is removed and the faces are cleaned until they’re sound and dry, with no dust or grease left. Primer is used wherever the manufacturer calls for it on that surface. We work on washrooms and tea points, external facade joints and floor and threshold joints, and what we are called in for most is black mould through washroom sealant that won’t clean off and earlier reseals applied straight onto the failed bead.
Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us.
- First, details reach us through the quote form or a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Where parts of the building must stay open, the work is phased.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.
What you will pay
Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.
Why appoint us
- RAL and finish matching where the product range allows
- A range of standard colours, depending on the product
- Colour options checked against the specified product
- Workmanship guaranteed for 12 months

What’s near Shinfield
Locally, jobs take us to sites close to Ryeish Green School, Church of St Mary the Virgin and Bell & Bottle pub and the streets around them. Other local landmarks include Shinfield Infant and Nursery School (under half a mile south-east), Oakbank (0.7 miles west) and Pearman's Copse (0.8 miles north). Shinfield’s nearest station is Reading Green Park station, roughly 2.6 miles north-west of the centre. Nearby you’ll also find Beaumys Castle (2.5 miles south-west) and Berkshire Library & Museum of Freemasonry (2.9 miles north-east). The countryside around Shinfield includes Longwater and Fobney Island Wetland Reserve.
Commercial sealant contractors across RG2: the area picture
The commercial stock in RG2 mixes older town-centre buildings with newer offices and units, in places such as Earley, Shinfield and Arborfield Garrison and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and RG2 is part of the area we cover.
Shinfield: Premises within reach of Reading Green Park station (to the north-west of Shinfield) often have busy frontages where joints are seen by everyone passing. A business with units at Thames Valley Science Park and Reading International Business Park needn’t use two contractors for its sealant.
What sealant work can’t fix
We check first that sealant really is the fix. It isn’t the answer for:
- Leaks from pipework, wastes or valves (that’s plumbing)
- A failed roof covering or waterproofing membrane
- Broken glass or blown double-glazed units
Why deal with it now?
Fixing joints complaint by complaint is a costly way to manage sealant. Planning the work across a year or a portfolio means fewer separate visits and a predictable spend. We can help you prioritise, starting with the joints most likely to let water in.
Comparing quotes
- Their pre-qualification and accreditations
- Who will actually carry out the work
- Whether old or failed sealant will be cut out, not overlaid
- Their plan for phasing and protecting the area
General trades versus a specialist
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Different surfaces, different methods
Fire-rated seals where specified
Not every penetration suits a sealant. Collars, wraps, batts and boards are specified for other services and gaps, and we’ll tell you if the detail calls for something else.
Commercial kitchens and tea points
Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. Proper degreasing comes before any new sealant, with a food-safe or hygienic product wherever food contact can happen.
Maintenance after handover
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Put external and wet-area joints on a regular inspection round
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Keep a record of which joints were resealed and when
- Don’t let cleaning or traffic back on before the cure time is up
Put sealant on the planned maintenance checklist. A periodic look catches splits and lifting edges early, especially on exposed elevations and in washrooms. If anything looks wrong, ring 01277 525 020 or email a schedule or drawings with a photo.
Occupiers often notice failing sealant before the facilities team does, and in a hotel, office or shop it makes the whole space look neglected. Replacing it on a planned cycle keeps complaints down.
Common questions from RG2 clients
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
Is RG2 in your area?
Yes. We take on work across RG2, and the same phone number covers every area.
How long does a typical visit take?
We plan the time on site around your programme and access. You’ll have an expected duration with the quote.
Does commercial sealant work come with a guarantee?
Our workmanship is guaranteed for 12 months. Public liability insurance is in place too.
Can you follow the specification on our project?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.
Who decides which product is used?
The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
Is failed sealant stripped out, or sealed over?
Every failed bead is cut out completely. New sealant can’t grip the old bead, so laying over it never lasts.
