About commercial sealant contractors in RG45
Sometimes a split bead is a symptom rather than the cause. A leak near a frame edge can start in the frame, the cill or the cavity, and repeated splits in a movement joint can mean the joint is too narrow for the movement. Part of the job is telling you when the fix is something other than sealant, so budgets go where they’ll do some good. The enquiries we see most involve earlier reseals applied straight onto the failed bead and mouldy silicone around WCs, urinals and vanity tops, across movement joints in walls and floors, window and door perimeters and washrooms and tea points.
Occupied buildings need a little choreography. We sign and contain the area we are in, with routes through the building left open and move on in phases so staff and visitors can carry on around us.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, or we arrange a site visit.
- We work out why the joints have failed and fix a quote for the agreed scope.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- We strip the failed bead and prepare both faces of the joint.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.

Near you in Crowthorne
We work on buildings around Crowthorne Church of England Primary School, Edgbarrow Woods and The Prince pub and the streets around them. Also close by are King Edward VI Aston School (under half a mile north-west) and Crowthorne Methodist Church (less than half a mile south-east). Crowthorne’s nearest station is Crowthorne station, about 1 mile south-west. Other landmarks nearby include The Lexicon (3.7 miles north-east) and Pinewood Hospital (0.9 miles north). The countryside around Crowthorne includes Wildmoor Heath and Heath Lake.
Commercial sealant contractors across RG45: the area picture
The commercial stock in RG45 mixes older town-centre buildings with newer offices and units, in places such as Crowthorne, Priestwood and Farley Wood and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Around the motorway corridors of the South East, business parks and industrial estates are common, and RG45 is part of the area we cover.
Crowthorne: Shops and cafés around stations like Crowthorne station, 1 mile to the south-west of Crowthorne, trade from early, so work is timed around them. In hotels such as Dial House Hotel, under half a mile south-west of Crowthorne, refurbishments typically mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.
Maintenance after handover
A few simple habits keep the new joints working:
- Note dates and locations of sealant work for future planning
- Look at the sealant around anything that has been moved or replaced
- Respect the cure time before reopening an area
- Brief cleaning contractors to avoid scourers and blades on sealant
Good ventilation keeps wet-area sealant in better condition. Extraction that isn’t working keeps the joints wet, and mould follows damp. It’s worth having fans checked while the sealant is fresh.
In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Environmental health officers look at how cleanable surfaces are, so sound, smooth joints matter.
Quoting for work in RG45
There’s no standard rate for sealant work, because every site is different. What we take into account:
- How accessible the joints are
- The product specified
- How much there is to seal
- How much existing material needs removing
The price depends on the quantity of joints, what has to come out first and the access. Call for a fixed quote once you have the details.
What to include in your enquiry
We can often quote from photos and a few details. It helps to include:
- The asbestos register, for older buildings
- The site address and postcode
- Anything awkward about access or site hours
- When you need the work done
Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we’ll return a fixed quote that you can work with. If you have questions first, phone 01277 525 020 or send details through our quote form.
Different surfaces, different methods
Commercial kitchens and tea points
Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. Proper degreasing comes before any new sealant, and a hygienic or food-safe sealant is used where food contact is possible.
Movement joints in walls and floors
A trafficked floor joint needs a different product from a wall joint. We will recommend the right filler or sealant for the traffic and movement, and tell you if the edges need repairing first.
What sealant work can’t fix
A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be one of these:
- Broken glass or blown double-glazed units
- A dripping trap, valve or pipe behind a fitting
- Walls or slabs moving more than any sealant can take
What happens if it’s left?
A cheaper quote sometimes means the old bead stays in. New sealant laid on old silicone has nothing to bond to, so it peels. Our prices always include removal of the failed bead and full joint preparation, which is where the lasting value is.
What your quote should include
- Will failed sealant be removed rather than covered?
- How they’ll work around occupants
- Which product they’ll use, and why it suits the joint
- How they handle RAMS and site documents
Questions we’re asked in RG45
Is it fine to apply new sealant on top of old?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Are your applicators CSCS-carded?
Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.
Do you take on multi-site sealant work?
Yes. We take on runs of jobs across portfolios as well as single sites, priced site by site or as one programme.
What guarantee do you give on resealing?
Our workmanship is guaranteed for 12 months. Public liability insurance is in place too.
Will the building have to shut during the work?
It’s normal for us to work in occupied buildings. Only the area being sealed is closed, and the sequence is agreed in advance for as long as the cure needs.
How do you choose the sealant?
A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
Can weather delay the job?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
