About our fire stopping in Woodland
We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate and we’d rather say that up front. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. If you’re dealing with seals that don’t match their tested detail and unsealed joints where partitions meet the slab, we can put it right, on cable penetrations, linear gaps at wall heads and pipe penetrations alike. Most enquiries from Woodland start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.
Smaller places such as Woodland still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.
Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If our installation lets you down in that time, we return and fix it.

Woodland: questions and answers
Is Woodland off your patch?
Not at all. Woodland is within our area. Our area covers London and the South East counties. Where we can, we group nearby jobs to make the most of each trip.
How does the removal of BS 476 from Approved Document B affect fire-rated sealing in Woodland?
Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.
Do your applicators hold CSCS cards?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
Which sealant will you use?
A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
Can the sealant be colour-matched?
It depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.
Do you guarantee your work?
Yes. Workmanship is guaranteed for 12 months on every job.
Why deal with it now?
Inspections and handover checks often pick up fire stopping. Finding unsealed or improvised openings late can hold up a programme. Older rural buildings around Woodland move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.
What a job costs comes down to the quantity of joints, what has to come out first and how the joints are reached. Call for a fixed quote when you’re ready.

Owners, agents and contractors
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.
As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.
Fire stopping in Woodland: the local picture
Approved Document B is the English guidance that covers fire stopping around openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. Woodland is about 56 miles from central London. Office refits around the commuter belt bring new cabling through fire-resisting walls; the gaps need the specified seal.
Wherever services are added at a hospital such as Royal Victoria Hospital (to the south-east of Woodland) the compartment line has to be made good with the specified product. Schools such as Lyminge Church of England Primary School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards.
Woodland is about 4 miles north of Hythe, in Kent. We send applicators to Woodland for service penetrations, handled exactly as we handle every other area. Our Kent coverage takes in 931 places, large and small. Our London page has more on work in that area, about 56 miles away.
Work on service penetrations is covered throughout CT18, for business premises of every kind. We also cover Skeete (1 mile south-west), Hemsted (1 mile north-west), Lyminge (1 mile east), Rhodes Minnis (1 mile north-east) and Ottinge (1 mile east) for service penetrations. A short drive away, we cover Ashford (9 miles west), Canterbury (10 miles north), Dover (10 miles east), Folkestone (5 miles south-east), Whitstable (15 miles north) and Deal (15 miles east).

Our process
Site rules come first: signing in, inductions and any permit to work. Once we are cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it. For work around Woodland, we aim to finish in one visit, so we ask for photos and rough sizes first. That way the right products come on the day.
- First we confirm the product and tested details named in the specification.
- We sort the openings by the detail each one needs.
- Improvised fillers and failed sealant are removed.
- Where the detail needs backing, it goes in at the stated depth.
- Fire-rated or intumescent sealant goes in around the services and is tooled off.
- Completed areas are checked with you, with the records agreed when we quoted.
What we need from you
- Send your site hours and access windows
- Tell staff and tenants when we will be in
- Move anything stored against the joints

Surface by surface
Masonry and concrete
Openings through concrete vary from tidy cores to rough break-outs. The gap is measured at the widest point against the detail’s limits, and any that don’t are flagged.
Small ducts
Some fire-rated sealant details cover small ducts. Larger or fire-rated ductwork normally needs a different solution set by the designer.
When to bring in a specialist
For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

What sets the cost
To price the job, we consider:
- Specialist products, such as fire-rated or hygienic sealants
- Phasing around occupants
- Induction, permit and paperwork requirements
- Access and working height
The specified product makes a difference, as does the preparation each joint needs. Access, phasing and site requirements come into it too.
What to include in your enquiry
A few photographs plus some basic facts will normally do. It helps to include:
- Rough lengths or quantities, or drawings if you have them
- The type of building and who uses it
- The site address and postcode
- The product your specification calls for
Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.
