Fire stopping for Winnall sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

What happens if it’s left?

An unsealed opening affects more than fire safety: they also carry noise, draughts and smells between rooms. The specified fire seal closes the gap for all of these, and the other benefits follow. Over time, UV, weather and movement wear any sealant out. Replacing it before it fails keeps water out.

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Fire stopping in Winnall, done properly

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate and we’d rather say that up front. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. Most enquiries involve hidden openings found during inspections and penetration schedules that need working through, across linear gaps at wall heads, service gaps in risers and small duct penetrations where the tested detail allows. Most enquiries from Winnall start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Around Winnall, penetration and linear seals tend to be one-building jobs. Send the specification, drawings or photographs of the openings and we will quote to suit.

Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Fire-rated sealing for Winnall buildings

Winnall lies roughly 60 miles out from central London. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls, and the gaps need sealing with the specified product. Winnall has two care or nursing homes no more than 2 miles away. Care settings depend on compartmentation, so service penetrations made during maintenance or refurbishment need sealing with the specified product.

Theatres, wards and plant rooms at sites like Leigh House Hospital, 0.6 miles east of Winnall, all have compartment walls crossed by services. In a retail centre such as Moorside Retail Park (under half a mile north of Winnall), any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail.

Winnall is about 1 mile north-east of Winchester, in Hampshire. Commercial clients in Winnall use us for work on service penetrations, as part of our coverage of Hampshire. Across Hampshire, 723 places are covered, Winnall among them. Sites around Southampton have their own page, about 11 miles away.

We cover the SO23, SO21 and SO20 postcode districts. If your site is on Moss Road, Water Lane and Imber Road or close by, send details and we will quote for service penetrations. Main routes into Winnall include the M3, which helps when planning parking and deliveries for the job. Just outside Winnall, we also work in Kings Worthy (2 miles north), Easton (2 miles north-east), Abbots Worthy (2 miles north), Temple Valley (2 miles east) and Morestead (3 miles south-east). A short drive away, we cover Eastleigh (7 miles south), Fareham (15 miles south), Andover (13 miles north-west), Totton (14 miles south-west), Chandler's Ford (7 miles south-west) and Alton (15 miles north-east).

Keeping the joints sound

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Have penetrations checked while they can still be seen
  • Foam or ordinary sealant is never a fire-seal repair
  • Settle who seals which penetrations at the start of a project
  • Ask which product is in place before decorating

Never top up a fire seal with foam, ordinary silicone or filler. A repair should use the original product, installed the same way, or a new specification from the designer.

Make reporting new openings part of every permit to work in service areas. Small habits like this stop openings building up.

Different surfaces, different methods

Risers and ceiling voids

Risers and ceiling voids hold most of a building’s service penetrations. Access to these areas is planned with you in advance along with any permits your site needs.

Linear joints

Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed and the installation has to fit inside those limits.

On site: what to expect

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. Work in places the size of Winnall is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Before we start on site

  • Point out any areas we must not close
  • For older buildings, check the asbestos register before work
  • Let us know about inductions and permits

Doing it in-house

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Common problems we fix in Winnall

Some seals fail because the wrong product went in: builders’ foam or ordinary silicone used to fill a hole. The opening looks sealed but has no fire test evidence behind it, so it has to come out.

If one of these sounds familiar, it’s time for a closer look:

  • Service penetrations left open after M&E works
  • Fire-rated sealant that has cracked or shrunk back
  • Unsealed joints where partitions meet the slab
  • Seals that don’t match their tested detail

At a college such as Peter Symonds College, 1.2 miles west of Winnall, checking penetration seals after summer M&E works is good practice.

What your quote should include

  • Whether their applicators hold CSCS cards
  • Their public liability cover
  • How long is the guarantee, and what does it include?
  • Will RAMS and insurance details be available?

Our contractor checklist

Winnall: questions and answers

Will you take on work at estates like Easton Lane Business Park, close to Winnall?

Yes. We cover Winnall and the area around it, including industrial estates, business parks and retail parks such as Easton Lane Business Park. A few photos and the unit address let us price the work.

How does the removal of BS 476 from Approved Document B affect fire-rated sealing in Winnall?

References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.

How soon can the area be used again?

We’ll confirm how long the chosen product needs to cure, and sign any area that should be left alone.

Is Winnall in your area?

Yes. Winnall falls within our area, and you can call the office on 01277 525 020 or email the details over to get started.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

How long do sealant joints last?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

Can one quote cover more than one building?

Yes. A group of buildings can go on one quote, with one point of contact across South East England, Greater London and Scotland.
