Fire stopping in Wildridings

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

How we handle fire stopping in Wildridings

Most of our fire stopping work happens after the building is up. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind, and they are easy to forget. We close the openings listed on your schedule, using the specified sealant and detail. We work on service gaps in risers, linear gaps at wall heads and pipe penetrations, and the failures we’re asked to look at most are unsealed joints where partitions meet the slab and unsealed penetrations discovered above suspended ceilings. Searching for sealant specialists in Wildridings? We have been sealing commercial buildings since 2005.

Around smaller places like Wildridings, many commercial buildings are conversions or extensions of older ones, so the wall or floor a service passes through isn’t always what the drawings assume. We match the product to the substrate and service, and say so if a collar, wrap or batt is the specified item.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Why act early in Wildridings

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. Putting it right is normally a modest job when the openings are accessible. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. Sealant hardens, cracks and loses grip with age, UV and movement. Renewing it in good time keeps the building weathertight.

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

What sealant work can’t fix

Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be one of these:

  • Approving the work on behalf of building control
  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Walls or floors that aren’t fire-resisting to begin with

If in doubt, give us a call on 01277 525 020 or send photos by email and we will say what we think.

Surfaces we seal

  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Cable penetrations
  • Linear gaps at wall heads
  • Pipe penetrations
  • Service gaps in risers

Diagnose, treat, sign off

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence, and we clear our waste as we work. Several jobs near Wildridings can be grouped on one trip. Mention the building’s opening times and we’ll work within them.

  1. The specification and schedule come first, so we know which details apply.
  2. We plan the sequence of floors, risers and voids with you.
  3. We compare every service penetration with its tested detail before sealing.
  4. Unsuitable material is removed and the opening cleaned.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. Anything outside the detail is reported to you rather than sealed.

What we need from you

What the job involves on each surface

Linear joints

Head-of-wall gaps, slab edges and wall junctions are linear joints. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers, and we work within it.

Metal pipes

Metal pipes conduct heat, so their details often call for extra measures along the pipe, and some details add wrapping or a set length of insulation. If the detail needs something beyond sealant, we tell you.

Maintenance after handover

Problems stay small when the joints are checked regularly. In particular:

  • Put resealing into every M&E and fit-out package
  • Keep general-purpose fillers away from compartment walls
  • Agree the fire-stopping specification before services go in
  • Treat an open penetration as a priority repair

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted.

Specify fire stopping early on refits, not as an afterthought. The designer can then choose details that suit the services planned, and installation follows the programme.

Where services cross fire walls in Wildridings

Approved Document B is the English guidance that covers fire stopping around openings and penetrations. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. Central London is about 29 miles from Wildridings. Office refits around the commuter belt bring new cabling through fire-resisting walls, and the gaps need sealing with the specified product.

Theatres, wards and plant rooms at sites like Broadmoor Hospital, 2.7 miles south of Wildridings, all have compartment walls crossed by services. Hotels such as Old Manor House Hotel (to the north-east of Wildridings) rely on fire-resisting walls between bedrooms and corridors, and refits that add services leave penetrations to seal where fire-rated sealant is specified. Campus buildings at universities such as Imperial College Silwood Park Campus (4.9 miles east of Wildridings) see constant changes to data and services, and fire-rated sealant goes in around new penetrations where it is specified.

Questions about Wildridings

Do you seal service penetrations in hotels around Wildridings?

Yes. We install fire-rated and intumescent sealant where it is specified. Each seal follows the tested detail, and rooms are done in turn.

Can you work on a hospital site such as Broadmoor Hospital?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do you take on small jobs?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

Does the weather affect the work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Do you guarantee your work?

Yes. Our workmanship is backed for 12 months.

Will you just go over the old sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

How long before the joints can be used?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.
