Fire stopping for businesses in Wildmoor

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Fire stopping in Wildmoor

Facilities managers in Wildmoor often find open service penetrations when ceilings come down for other work. Where the walls and floors already have a fire-stopping specification, we can work to it. Where there isn’t one, the designer or fire engineer needs to set one first. Site teams most often ask us about damaged fire seals in risers and voids and open linear gaps along the top of fire-resisting walls, on joints between fire-resisting walls and floors, linear gaps at wall heads and service gaps in risers. Searching for sealant specialists in Wildmoor? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

For a smaller site near Wildmoor, we plan to do all the penetrations in one go, so send the specification and photos first. Design and sign-off belong to the designer or building control; we install what’s specified.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

When to call us in Wildmoor

Plenty of openings were simply never closed. They come to light during inspections, refits or when another trade lifts a tile.

These are often picked up first by site or facilities staff:

  • Unsealed joints where partitions meet the slab
  • Damaged fire seals in risers and voids
  • Penetration schedules that need working through
  • Service penetrations left open after M&E works

Older community buildings such as Church of St. Leonard that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

What to look for in a quote

  • Their plan for phasing and protecting the area
  • Health and safety accreditation such as CHAS
  • What the guarantee covers, and for how long
  • Whether primer will be used where the manufacturer specifies it

Why it’s worth doing now in Wildmoor

Fire stopping is a regular point raised at inspections and handover. Finding unsealed or improvised openings late can hold up a programme. Halls, stores and units around places like Wildmoor may not be checked every day, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

The price depends on how many linear metres there are, what has to come out first and the access. Call for a quote once you have the details.

Why appoint us

  • Health and safety: CHAS accredited
  • Products installed to the manufacturer’s instructions
  • A Constructionline member, so easy to vet
  • Our applicators hold CSCS cards

Penetration seals near Wildmoor

At about 42 miles from central London, Wildmoor is within reach of the capital. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls. There are several hotels within about 2 miles of Wildmoor. In hotels, bedroom and corridor walls are usually fire-resisting, so services added in a refit need sealing with the specified product.

Theatres, wards and plant rooms at sites like Basingstoke and North Hampshire Hospital (to the west of Wildmoor) all have compartment walls crossed by services. In a school such as The Loddon School, fire-rated sealant goes in around service penetrations where it is specified.

What the job involves on each surface

Masonry and concrete

Openings through concrete vary from tidy cores to rough break-outs. Each gap is measured where it is widest so we know it sits within the tested range, and any outside it are raised with you.

Drylining partitions

Plasterboard partitions are tested as a specific construction. The sealant detail has to be tested in that wall type, with the stated board layers before sealing.

Honest limits

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Walls or floors that aren’t fire-resisting to begin with
  • Issuing fire ratings or certificates for seals
  • Deciding what a wall or floor needs, which belongs to the designer

Not sure which it is? You can call the office on 01277 525 020 or email us and we will tell you honestly.

Joints and surfaces we work on

  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Service gaps in risers

Work for main contractors and building owners

If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Common questions from Wildmoor clients

Is a smaller place like Wildmoor outside your area?

Not at all. Wildmoor is within our area. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.

Do you take on work at healthcare sites like Basingstoke and North Hampshire Hospital?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

What do BS EN 1366-3 and BS EN 13501-2 mean?

The tests are BS EN 1366-3 for penetrations and BS EN 1366-4 for linear joints, and classification is to BS EN 13501-2. EI 60 means integrity and insulation for 60 minutes in the tested arrangement and the installation has to match the test.

Do you guarantee your work?

Yes. The 12-month guarantee covers our preparation and application, but not damage, misuse or other trades’ work.

How do you deal with asbestos in old sealant?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Do you seal openings left by new services?

Yes, where there is a specification for those walls and floors. Openings left by new services are among the most common jobs we see and we close them with the specified product.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Our process

At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. If others near Wildmoor need work, visits can be combined. You’ll have a fixed quote before work starts.

  1. The specification and schedule come first, so we know which details apply.
  2. We plan the sequence of floors, risers and voids with you.
  3. We compare every service penetration with its tested detail before sealing.
  4. Unsuitable material is removed and the opening cleaned.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.

Getting the site ready

  • Point out parking and an unloading spot
  • Move anything stored against the joints
  • Tell us your opening times and when work is allowed
