Fire stopping in Water End

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

What happens if it’s left?

An improvised seal can look finished while offering no tested performance. The fix is to remove it and reinstall to the detail, so it makes sense to get it right first time. Converted and older buildings near places like Water End tend to move, and aged sealant cracks. The right product, sized to the joint, copes much better.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we will explain how it’s made up.

Fire stopping in Water End

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate and we’d rather say that up front. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. If you are dealing with improvised or mixed-product fire seals and snag lists that include open service penetrations, we can help, on pipe penetrations, service gaps in risers and linear gaps at wall heads alike. Searching for sealant specialists in Water End? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

For a smaller site near Water End, we plan to do all the penetrations in one go, with the specification and photos sent in advance. Design and sign-off belong to the designer or building control; we install what’s specified.

Our workmanship is guaranteed for 12 months, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

Looking after the joints

Regular inspection catches problems early. Specifically:

  • Leave fire sealant to cure fully before covering it
  • Brief every trade that openings they make must be sealed
  • Foam or ordinary sealant is never a fire-seal repair
  • Get seals inspected before ceilings and boxing close

Don’t patch a fire-rated seal with anything outside its tested detail. Repairs need the same product and detail as the original.

Write fire stopping into the scope of any work crossing a compartment wall or floor. Then the seal goes in while the area is open.

How the job changes by surface

Drylining partitions

Holes in board are often cut larger than needed. If the gap exceeds the tested range, sealant alone won’t do.

Cables and cable bundles

Single cables and small bundles are often within a fire-rated sealant’s tested detail. Bundle size, cable type and the space between cables all matter and we work within those limits.

For managing agents and facilities managers

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Water End can form part of a wider programme.

CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

Where services cross fire walls in Water End

For England, the fire stopping of penetrations is dealt with in Approved Document B. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. Either way, we install the specified product to its tested detail. A number of hotels sit less than 2 miles from Water End. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail.

On estates like Hatch Industrial Park, which lies south-west of Water End, the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal. Hospital estates such as Basingstoke and North Hampshire Hospital, 4.4 miles to the west of Water End, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. Hotels like Basingstoke Country Hotel, 1.1 miles to the east of Water End, are refurbished in phases, and each phase can open up compartment walls.

Water End is about 4 miles east of Basingstoke, in Hampshire. We cover commercial sites throughout Water End. Water End is one of 723 places we cover in Hampshire. Sites around Reading have their own page, about 12 miles away.

We cover the RG24 postcode districts. We also cover Andwell (1 mile south-west), Mapledurwell (1 mile south), Old Basing (2 miles west), Wildmoor (2 miles north) and Lychpit (2 miles west). Nearby towns on our patch include Basingstoke (4 miles west), Farnborough (11 miles east), Fleet (7 miles east), Aldershot (11 miles east), Alton (9 miles south) and Yateley (9 miles north-east).

From enquiry to sign-off

Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. For a building around Water End, tell us how to find it and who will meet us. Send that with the details and we’ll confirm the plan with the quote.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

What sets the cost

A fixed quote reflects the actual work. It allows for:

  • Distance, for remote addresses
  • Phasing around occupants
  • Quantities, in metres or numbers
  • The size and state of each joint

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.

Before you send an enquiry

A few photos plus some basic facts will normally do. Please tell us:

  • The asbestos register, for older buildings
  • Access details, including height
  • Approximate linear metres or a joint schedule
  • When you need the work done

Let us know the site, the scope and your timescale, and a fixed quote will follow. The easiest way is to call the office on 01277 525 020 or email the details over.

Questions about Water End

Do you work on fire-rated sealing in hotels in Water End?

Yes. We install fire-rated and intumescent sealant where it is specified. We match the product to the wall or floor and the services, and say if something other than sealant is needed.

Is a hospital such as Basingstoke and North Hampshire Hospital somewhere you can work?

Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Do you cover Water End?

Yes. Sites across Water End are covered, with one number for every area we cover.

Is your workmanship covered by a guarantee?

Yes, for 12 months. If a joint fails because of how we installed it, we come back and put it right.

Do you take on multi-site work?

Yes. Multi-site work and planned programmes are a core part of the service, with each site phased to suit its occupants.

How do you deal with asbestos in old sealant?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Do you hold CHAS accreditation?

Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.
