What we’re called out for in Well Head
Physical damage is another reason seals stop doing their job. Seals get knocked during maintenance, cut back to add a cable or pulled out when services are swapped and the opening isn’t always resealed.
Clients normally get in touch after noticing something like this:
- Unsealed joints where partitions meet the slab
- Snag lists that include open service penetrations
- Service penetrations left open after M&E works
- Damaged fire seals in risers and voids
For a school such as Wingham Primary School, penetration sealing fits best at the end of the summer works.
Before you book anyone
- Proof of insurance
- Will CSCS-carded applicators be on site?
- How joint depth will be controlled
- Are they CHAS accredited or on Constructionline?
Fire stopping in Well Head
Fire-rated sealant suits many small service penetrations: copper and steel pipes, cables and some small ducts where the tested detail allows. Larger openings and some plastic pipes call for collars, wraps, batts or boards instead. We use sealant where it is the specified product, and we tell you when a detail calls for something else. Most enquiries involve fire sealant pulled out of the opening and unsealed penetrations discovered above suspended ceilings, on pipe penetrations, joints between fire-resisting walls and floors and small duct penetrations where the tested detail allows. Facilities teams, main contractors and managing agents in Well Head tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.
Smaller places such as Well Head still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.
We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Keeping the joints sound
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Check with the data sheet before painting over fire sealant
- Ask the designer to confirm details early on refits
- Make fire stopping part of every scope that crosses a fire-resisting wall
- Keep general-purpose fillers away from compartment walls
Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Look for cracks, unsealed new cables and gaps that have been enlarged, and report them promptly.
Regular walk-rounds of service areas are worth the time. Catching a damaged seal early keeps the fix small; found late, it can be one of many.
What we can’t put right
Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be one of these:
- Construction that lacks the fire resistance the seal relies on
- Reviewing a building’s overall fire safety
- Designing or specifying fire stopping, which sits with the designer or fire engineer
If you’re not sure, just call the office on 01277 525 020 or send details through our quote form and we’ll give you a straight answer.
Joints and surfaces we work on
- Small duct penetrations where the tested detail allows
- Joints between fire-resisting walls and floors
- Pipe penetrations
- Linear gaps at wall heads
- Cable penetrations
- Service gaps in risers
Quoting for work in Well Head
Quotes vary with the job. It mainly depends on:
- How much there is to seal
- Induction, permit and paperwork requirements
- Which sealant the job calls for
- How much existing material needs removing
The product called for affects the cost, as does the preparation each joint needs. Access, phasing and site requirements come into it too.
What we need to price the job
A few photos plus some basic facts will normally do. It helps to include:
- Anything awkward about access or site hours
- Your programme or deadline
- Any specification or named product
- Clear photos of the problem areas
Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.
FAQs: Well Head
Is Well Head off your patch?
Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
What happens to BS 476 references for fire stopping in Well Head?
From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.
What’s the quickest route to a quote?
There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photos and a postcode.
What if there’s asbestos in the old mastic?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
How do you choose the sealant?
The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.
Can the sealant be colour-matched?
Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We will confirm the colours available for the specified product.
Are you insured?
Yes. Mastic Doctor is fully insured, public liability included.
How a job runs
When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, with the work itself usually taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Rural sites near Well Head may need directions, gate codes or a contact on site. Send that with the details and we will confirm the plan with the quote.
- First we go through the drawings, schedule or specification for the seals.
- On site, each opening is checked against the tested detail it is meant to follow.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- We fit the backing the detail asks for, to the stated depth.
- We apply the specified sealant to the depth and around the services as the detail shows.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Before we start on site
- For older buildings, check the asbestos register before work
- Let us know about inductions and permits
- Clear stock, furniture or equipment away from the joints

Fire-rated sealing for Well Head buildings
Fire stopping of openings and penetrations in England falls under Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. Either way, we install the specified product to its tested detail. Well Head is about 59 miles from central London. Office refits around the commuter belt bring new cabling through fire-resisting walls, and the gaps need sealing with the specified product.
Theatres, wards and plant rooms at sites like St Martins Hospital (to the west of Well Head) all have compartment walls crossed by services. Industrial units on estates such as Wingham Industrial Estate (to the north-west of Well Head) often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal.
Well Head is about 6 miles east of Canterbury, in Kent. Across the CT3 postcode area, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Well Head is one of 931 places we cover in Kent for service penetrations. London is covered too, around 59 miles from Well Head.
If you need fire stopping in CT3, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. Doing it in-house
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
