How we handle fire stopping in Weavering
Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Larger openings and some plastic pipes call for collars, wraps, batts or boards instead. We use sealant where it is the specified product, and we tell you when a detail calls for something else. If you have fire stopping installed outside its tested range and unsealed penetrations discovered above suspended ceilings, we can put it right, whatever the surface. Searching for sealant specialists in Weavering? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.
Fire-rated sealing in a place like Weavering is normally a single building at a time. With the specification and photographs of the gaps, we can give a fixed quote and bring the right products.
Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

When to bring in a specialist
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

Work for main contractors and building owners
Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so the building keeps working while we do.
Where services cross fire walls in Weavering
Weavering lies roughly 32 miles out from central London. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.
Campus buildings at universities such as University for the Creative Arts (to the west of Weavering) see constant changes to data and services, and fire-rated sealant goes in around new penetrations where it is specified. For a unit at a centre such as The Mall Maidstone (1.4 miles west of Weavering), penetration seals are worth checking after each shop fit. On a hospital site such as KIMS Hospital, which lies north of Weavering, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.
Weavering is about 1 mile east of Maidstone, in Kent. Our applicators travel to Weavering for work on service penetrations. We work across 931 places in Kent, large and small. We also cover London, some 32 miles away.
Anyone looking for fire stopping in ME14 and ME15 gets the same process as the rest of our area: send details, get a quote, we seal, guaranteed. For a building on Ames Avenue, Birkdale Lane and Fauchon's Lane or nearby, we can quote for service penetrations. Nearby places we also cover include Bearsted (1 mile east), Grove Green (1 mile north-west), Penenden Heath (1 mile north-west), Foley Park (1 mile north-west) and Shepway (1 mile south-west). A short drive away, we cover Sittingbourne (9 miles north-east), Gravesend (13 miles north-west), Tonbridge (13 miles south-west), Faversham (14 miles east), Northfleet (14 miles north-west) and Minster (15 miles north-east).

Weavering: questions and answers
Is a hospital such as KIMS Hospital somewhere you can work?
Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.
Can work at a site such as University for the Creative Arts fit around teaching?
Yes. Education sites usually want the work in vacations or in phases during term, and we plan to suit. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.
Can you send site paperwork?
Each site asks for different documents, so tell us what you need and we’ll confirm it when we quote.
Do the same rules apply to fire stopping in Scotland?
Our work covers Greater London, the South East and every Scottish council area. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor, with proprietary products tested for the end use.
Do you work to architects’ specifications?
Yes. Send it with your enquiry, and the quote will be based on it.
When can the area be used after sealing?
We’ll confirm how long the chosen product needs to cure.
What changes on 2 September 2029?
In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029, subject to the Government’s transitional arrangements. The European route, BS EN 13501-2, then applies. Product selection stays with your designer.
What the job involves on each surface
Small ducts
Some fire-rated sealant details cover small ducts. Bigger ducts and fire-resisting ductwork are normally handled with other products, and we’ll say if that applies.
Cables and cable bundles
Single cables and small bundles are often within a fire-rated sealant’s tested detail. The detail limits bundle size and the gaps between and around cables, so we check before sealing.
Looking after the joints
After handover, these steps help:
- Keep product data and details in the fire safety file
- Ask which product is in place before decorating
- Agree the fire-stopping specification before services go in
- Foam or ordinary sealant is never a fire-seal repair
Never top up a fire seal with foam, ordinary silicone or filler. Repairs need the same product and detail as the original unless the designer specifies otherwise.
Ask every contractor who works in risers or voids to report openings they create. It costs little and catches breaches early.
Diagnose, treat, sign off
When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, with the work itself typically taking a single visit for a short list of penetrations, or a phased programme for a whole building. For a site in Weavering, we plan so the whole job is done in one go where possible. Clear photos and measurements help us bring the right products.
- We start with your penetration schedule, drawings or specification.
- Access, permits and the order of areas are agreed with the site team.
- We compare every service penetration with its tested detail before sealing.
- Unsuitable material is removed and the opening cleaned so the seal starts clean.
- Backing and fire-rated sealant are installed to the detail and tooled.
- We tell you about openings that need a different product.
What we need from you
- Let building users know which areas are affected
- Explain the parking and delivery arrangements
- Send asbestos survey details if the building is pre-2000
Request a quote
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, phone 01277 525 020 or email a schedule or drawings.

What sealant work can’t fix
Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be one of these:
- Gaps in walls that were never built as compartment walls
- Deciding what a wall or floor needs, which belongs to the designer
- Openings that need collars, wraps, batts or boards rather than sealant
If you are not sure, just ring 01277 525 020 or send photos by email and we’ll give you a straight answer before you book.
