Fire stopping in Tooting

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Fire stopping in Tooting

Fire-rated sealant suits many small service penetrations: copper and steel pipes, cables and some small ducts where the tested detail allows. Larger openings and some plastic pipes call for collars, wraps, batts or boards instead. We use sealant where it is the specified product, and we tell you when a detail calls for something else. If you’re dealing with unsealed penetrations discovered above suspended ceilings and builders’ foam or ordinary silicone in compartment walls, we can help, whatever the surface. A single leaking joint is often how a building in Tooting first comes to us: we look at the rest while we’re there and tell you what we find.

In London, higher-risk residential buildings under the Building Safety Act bring extra scrutiny of fire-stopping records. Our part is installing the specified fire-rated sealant; tell us what records you need and we will confirm with the quote.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

How the job changes by surface

Small ducts

We seal around ducts only within what the tested detail covers. Dampers and ductwork systems themselves are outside our work.

Plastic pipes

Waste and drainage pipes through floors are a frequent case. The detail decides whether sealant alone is enough, and we won’t substitute it for a specified collar.

What sets the cost

Your fixed quote is built from the real scope. It allows for:

  • Site requirements such as inductions and permits
  • The product specified
  • How accessible the joints are
  • Location, for remote and island sites

The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.

What we need to price the job

We can often quote from photos and a few details. Please tell us:

  • Where the site is, with the postcode
  • Whether the building will be occupied during the work
  • Any dates the work must fit around
  • Specification clauses that apply

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To ask for one, call the office on 01277 525 020 or send photos by email.

When it isn’t the sealant

We check first that sealant really is the fix. It isn’t the answer for:

  • Writing the fire-stopping specification
  • Plastic pipes whose detail calls for a collar or wrap
  • Signing off or certifying a building’s fire stopping

If in doubt, call 01277 525 020 or email drawings and photos and we’ll say what we think before you book.

What we seal

  • Linear gaps at wall heads
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Cable penetrations
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows

Where services cross fire walls in Tooting

For England, the fire stopping of penetrations is dealt with in Approved Document B. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. Tooting has a good number of hotels close by, all within 2 miles. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail.

Colleges such as South Thames College Tooting Centre (to the south-west of Tooting) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product. At a retail site such as Priory Retail Park, 1 mile south-west of Tooting, walls between units may be fire-resisting, so services added in a refit need the specified seal. For a hospital such as St George's Hospital, 0.5 miles west of Tooting, penetration sealing is typically phased ward by ward, with infection-control rules agreed first.

Tooting is about 3 miles south-west of Stockwell, in Greater London. We send applicators to Tooting for service penetrations, handled exactly as we handle every other area. 764 places across Greater London fall within our area, including Tooting. London is covered too, some 6 miles away.

Business premises anywhere in SW17, SW19 and CR4 are within our area for service penetrations. If your site is on Vant Road, Byton Road and Avarn Road or close by, we can quote for service penetrations. Close to Tooting, our area also takes in Tooting Bec (1 mile north-west), Colliers Wood (1 mile south), Furzedown (1 mile east), Streatham Park (1 mile east) and Summerstown (1 mile north-west). Bigger towns within reach include London (6 miles north-east), City of Westminster (6 miles north), Marylebone (6 miles north), Kensington (5 miles north), St Pancras (7 miles north) and Shoreditch (8 miles north-east).

Your questions answered

Will you work in a care home in Tooting without moving residents out?

Yes. We agree rooms and times with the manager and work a few areas at a time. Noise and disruption are kept to a minimum.

Do you seal service penetrations in hotels around Tooting?

Yes, to the specification and the product’s tested detail. It goes in to the manufacturer’s tested detail for the wall or floor and the services passing through, and we’ll tell you if the detail calls for a collar, wrap or batt instead.

How long before the joints can be used?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.

Do you need to see the site first?

That depends on the size and complexity of the job. Simple work can often be priced from photographs, while larger or less clear jobs get a site visit first.

Can you handle several sites?

Yes. Multi-site work and planned programmes are a core part of the service, with each site phased to suit its occupants.

Do you work to architects’ specifications?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.

Is any job too small?

We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.

Diagnose, treat, sign off

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes anything from one day to a planned run of visits, depending on the number of seals and the access, and we clear our waste as we work. Most London premises stay occupied while we are on site, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. First we go through the drawings, schedule or specification for the seals.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Preparing the site

  • Send your site hours and access windows
  • Send asbestos survey details if the building is pre-2000
  • Send any specification or drawings in advance

Advice

What happens if it’s left?

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. While the openings can be reached, sealing them is normally straightforward. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.

The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

Doing it in-house

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
