Fire stopping for Tiptoe sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Different surfaces, different methods

Risers and ceiling voids

Openings above suspended ceilings are easy to miss. We follow your schedule area by area, and note anything we find that isn’t on it.

Small ducts

Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Bigger ducts and fire-resisting ductwork are normally handled with other products and we flag that rather than guess.

How we handle fire stopping in Tiptoe

It helps to set out our role at the start. The designer, fire engineer or building control decides which fire stopping is required. What we bring is careful installation of the specified sealant, to the maker’s guidance on buildings around Tiptoe. If you are dealing with unsealed penetrations discovered above suspended ceilings and service penetrations left open after M&E works, we can put it right, whatever the surface. Looking for mastic applicators who cover Tiptoe? We’ve been sealing commercial buildings since 2005.

Smaller places such as Tiptoe still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Fire stopping around Tiptoe: points for this area

The area within 2 miles of Tiptoe holds several hotels. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail. For England, the fire stopping of penetrations is dealt with in Approved Document B. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail.

In a hotel such as Forest Heath Hotel (1.1 miles east of Tiptoe), new pipework or cabling through bedroom and corridor walls needs sealing with the specified product. In a building such as St Andrew, any service penetration through a fire-resisting wall should be sealed to the specified detail.

Tiptoe: questions and answers

Is a smaller place like Tiptoe outside your area?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

What happens to BS 476 references for fire stopping in Tiptoe?

References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

When can the area be used after sealing?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Do you offer coloured sealant?

In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

Are you CHAS accredited?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

On site: what to expect

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed before we move to the next. For work around Tiptoe, we aim to finish in one visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. We start with your penetration schedule, drawings or specification.
  2. Access, permits and the order of areas are agreed with the site team.
  3. We compare every service penetration with its tested detail before sealing.
  4. Unsuitable material is removed and the opening cleaned.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. We tell you about openings that need a different product.

Advice

When to bring in a specialist

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

What we are called out for in Tiptoe

Most open service penetrations are left by later work. New cabling, rerouted pipework or a data route drilled through a riser leaves an opening that nobody returns to. Across several fit-outs, the openings add up.

If one of these sounds familiar, it’s time for a closer look:

  • Open linear gaps along the top of fire-resisting walls
  • Openings found when ceilings come down for a refit
  • Unsealed openings around new pipes and cables
  • Fire seals cut back for extra cables and never reinstated

Where a unit on an estate such as Gore Road Industrial Estate (2.5 miles south-west of Tiptoe), has fire-resisting walls between offices and warehouse, any new service through them should be sealed to the tested detail.

Questions to ask before you book

  • How joint depth will be controlled
  • What site paperwork they can supply
  • What the guarantee covers, and for how long
  • Proof of insurance

Choosing a commercial sealant contractor

When it isn’t the sealant

Being straight saves everyone time. Fresh joints won’t solve:

  • Reviewing a building’s overall fire safety
  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Issuing fire ratings or certificates for seals

If in doubt, give us a call on 01277 525 020 or use the quote form and we’ll say what we think before you book.

What we seal

  • Pipe penetrations
  • Service gaps in risers
  • Cable penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
