About our fire stopping in Sway

On a fit-out or refurbishment, we follow the services contractors floor by floor. We work from your penetration schedule or marked-up drawings and the specified product data. Tell us what records you need and we’ll confirm with the quote. If you are dealing with fire stopping installed outside its tested range and fire seals cut back for extra cables and never reinstated, we can help, whatever the surface. One point of contact handles commercial sealant work in Sway from the first photographs to the final walk-round, for single jobs and planned programmes alike.

Buildings in a smaller place such as Sway that need fire-rated sealing are typically schools, care homes, surgeries, small offices and flats over shops. Specified fire-rated sealant goes around new services there, built to match the manufacturer’s detail.

We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application.

Common questions from Sway clients

How does the move away from BS 476 affect penetration seals in Sway?

From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Is Sway off your patch?

Not at all. Sway is within our area. London and every South East county are within our area. Good photographs up front let us bring everything on the first visit.

Can the building stay open while you work?

Typically, yes. Phased work can be planned so areas stay in use, with each area protected and signed.

Who decides which product is used?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Can one quote cover more than one building?

Yes. Several buildings can share a single quote, and you deal with one contact throughout across South East England, Greater London and Scotland.

Will you just go over the old sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Compartment walls and floors in Sway

In England, Approved Document B covers fire stopping of openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. The area within 2 miles of Sway holds several hotels. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail.

Colleges such as Brockenhurst College (2.9 miles north-east of Sway) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product. For a school such as St Luke's Church of England Primary School, penetration sealing fits best at the end of the summer works. Large healthcare estates like Lymington New Forest Hospital (to the south-east of Sway) change their services often, so penetration seals are worth checking after M&E work.

Sway is about 3 miles north-west of Lymington, in Hampshire. Any commercial site in Sway is covered. We work across 723 places in Hampshire, from busy centres to rural villages. Southampton is covered too, around 13 miles from Sway.

Commercial sites across SO41 are covered. If your site is on Station Road, Anderwood Drive and Cruse Close or close by, we can quote for service penetrations. Sites close to Sway are covered too, including Mead End (1 mile west), Tiptoe (1 mile south-west), Hordle (2 miles south), Ashley (2 miles south-west) and Bashley (2 miles west). Further afield, our area takes in Totton (10 miles north-east), Lymington (3 miles south-east), Romsey (15 miles north), Hythe (10 miles north-east), New Milton (3 miles south-west) and Ringwood (9 miles north-west).

From enquiry to sign-off

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For a job in Sway, the main thing is a clear picture of the work, so send photographs of each area. You will then get a fixed price for the work.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Related advice

Different surfaces, different methods

Metal pipes

Copper and steel pipes are a common service penetration for fire-rated sealant. Pipe diameter, annular gap, sealant depth and any pipe insulation all have to match the detail and we confirm each before sealing.

Cables and cable bundles

Data cabling added after handover is a regular cause of open service penetrations. Openings around new cables are resealed to the detail, and we tell you if the bundle exceeds what sealant covers.

Should maintenance staff do it?

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

What we can’t put right

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. These need a different solution:

  • Openings that need collars, wraps, batts or boards rather than sealant
  • Issuing fire ratings or certificates for seals
  • Fire doors, dampers or other fire safety equipment

Not sure which it is? You can ring 01277 525 020 or email the details over and we will tell you honestly.

Joints and surfaces we work on

  • Linear gaps at wall heads
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Service gaps in risers
  • Cable penetrations
  • Joints between fire-resisting walls and floors

Aftercare for building managers

After handover, these steps help:

  • Don’t let anyone top up a fire seal with the wrong product
  • Report damaged or disturbed seals as soon as they’re spotted
  • Agree the fire-stopping specification before services go in
  • Put resealing into every M&E and fit-out package

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted.

Make reporting new openings part of every permit to work in service areas. Small habits like this stop openings building up.
