Where services cross fire walls in The Village

At about 24 miles from central London, The Village is within reach of the capital. Office refits around the commuter belt bring new cabling through fire-resisting walls, and the gaps need sealing with the specified product. Fire stopping of openings and penetrations in England falls under Approved Document B. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail.

Residences at universities like Imperial College Silwood Park Campus, 2.3 miles south of The Village, have compartment walls that must be resealed whenever services change. Hotels such as LEGOLAND Windsor Resort Hotel (1.4 miles north of The Village) rely on fire-resisting walls between bedrooms and corridors, and refits that add services leave penetrations to seal where fire-rated sealant is specified.

The Village is about 2 miles south of Windsor, in Windsor and Maidenhead. We send applicators to The Village for service penetrations, handled exactly as we handle every other area. Across Windsor and Maidenhead, 60 places are covered, including The Village. Reading is covered too, around 15 miles from The Village.

Anyone looking for fire stopping in SL4 gets the same process as the rest of our area: send details, get a quote, we seal, guaranteed. Buildings on Sheet Street Road and Forest Road are within our area for service penetrations. Just outside The Village, we also work in Cranbourne (1 mile west), Woodside (1 mile south-west), Plaistow Green (2 miles west), Cheapside (2 miles south) and Brookside (2 miles south-west). Further afield, our area takes in Maidenhead (7 miles north-west), Boyn Hill (6 miles north-west), Cookham (9 miles north-west), Furze Platt (8 miles north-west), Broomhall (4 miles south) and South Ascot (3 miles south-west).

Fire stopping in The Village, done properly

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. Each seal follows the manufacturer’s tested detail rather than guesswork. Most enquiries involve old intumescent sealant that has split away and unsealed penetrations discovered above suspended ceilings, across joints between fire-resisting walls and floors, cable penetrations and service gaps in risers. Whoever orders the work in The Village, the brief is usually the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Rural conversions around The Village can put new fire-resisting partitions inside older structures. A penetration seal only performs as tested if product, substrate, service, gap and depth all match the detail.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

Diagnose, treat, sign off

Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. Rural sites near The Village may need directions, gate codes or a contact on site. Add it to your enquiry and we will build it into the plan.

  1. First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

What we are called out for in The Village

Openings in fire-resisting walls normally appear when services are added or changed. New cabling, rerouted pipework or a data route drilled through a riser leaves an opening that nobody returns to. Across several fit-outs, the openings add up.

Site and facilities staff are often the first to spot these:

  • Damaged fire seals in risers and voids
  • Unsealed openings around new pipes and cables
  • Hidden openings found during inspections
  • Head-of-wall gaps with no fire seal

Schools such as Windsor Girls' School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards.

Questions to ask before you book

  • How they handle RAMS and site documents
  • The terms of the workmanship guarantee
  • The named product and why it was chosen
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

Building owners, agents and FMs in The Village

When you manage a building on behalf of an owner, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

FAQs: The Village

Can work at a site such as Imperial College Silwood Park Campus fit around teaching?

Yes. We plan campus work around teaching, exams and residence turnarounds. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

What happens to BS 476 references for fire stopping in The Village?

From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

What’s the quickest route to a quote?

The quote form is the simplest route, though you can also speak to us on 01277 525 020 or email drawings and photos. Photos, drawings or a joint schedule help us quote quickly.

When can you be on site?

Mention the site’s hours and access windows in your enquiry, and we’ll schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Will your applicators have CSCS cards?

Yes. Our applicators hold CSCS cards, which many sites require.

How long does a typical visit take?

That varies with the scale of the job, but the work usually takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. For bigger or phased jobs, we will set out a timescale with the quote.

Honest limits

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:

  • Fire doors, dampers or other fire safety equipment
  • Openings that need collars, wraps, batts or boards rather than sealant
  • Signing off or certifying a building’s fire stopping

Not sure which it is? You can phone 01277 525 020 or email a schedule or drawings and we’ll tell you honestly before you book.

Surfaces we seal

  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads
  • Service gaps in risers
  • Cable penetrations
  • Pipe penetrations
  • Joints between fire-resisting walls and floors

Cost factors for service penetrations

These are the things that shape the price:

  • Travel to remote or island sites
  • How accessible the joints are
  • Specialist products, such as fire-rated or hygienic sealants
  • Site requirements such as inductions and permits

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.

Sending details for a quote

The more we know, the firmer the quote. When you get in touch, include:

  • The product your specification calls for
  • Approximate linear metres or a joint schedule
  • Whether the building will be occupied during the work
  • Access details, including height

Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we’ll return a fixed quote you can plan around. If you have questions first, phone 01277 525 020 or send photos by email.

How the job changes by surface

Linear joints

Joints at the top of partitions may need to move as the slab above deflects. The specified product and backing for that movement are what goes in.

Plastic pipes

Waste and drainage pipes through floors are a frequent case. Whether sealant alone is acceptable depends entirely on the tested detail, and we’ll never swap a specified collar for sealant.
