Fire stopping in The Hyde
Photos, a specification or a quick description of the joints is enough to start a fixed quote.
On site: what to expect
At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. For a job in The Hyde, access comes first: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Send the building rules and access times with your enquiry.
- We start with your penetration schedule, drawings or specification.
- We plan the sequence of floors, risers and voids with you.
- We compare every service penetration with its tested detail before sealing.
- Foam, ordinary sealant and debris come out so the seal starts clean.
- Backing and fire-rated sealant are installed to the detail and tooled.
- We tell you about openings that need a different product.
Preparing the site
- Tell us which areas need to stay in use
- Explain the parking and delivery arrangements
- Send your site hours and access windows

About our fire stopping in The Hyde
Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. We work to the product’s tested detail for every seal rather than guesswork. If you have openings left by services added after handover and fire-rated sealant that has cracked or shrunk back, we can help, whatever the surface. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in The Hyde it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.
London has many occupied offices, blocks and mixed-use buildings where services are added and rerouted all the time. Where the specification names fire-rated sealant, it goes in exactly as the manufacturer’s test evidence shows for that wall or floor.
Whoever the client is, the cover is the same: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Why deal with it now?
The longer openings stay, the more there tend to be: each new service adds to the list. A schedule that is dealt with regularly stays manageable and avoids a much larger catch-up later. In The Hyde, each extra visit means more notices, permits and disruption, so a proper job first time, with the old sealant fully removed, is worth it.
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Compartment walls and floors in The Hyde
Approved Document B is the English guidance that covers fire stopping around openings and penetrations. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. The Hyde has three care or nursing homes no more than 2 miles away. Where new services have gone through compartment walls in a care setting, the gaps need the specified product.
For a unit at a site such as Silk Bridge Retail Park (under half a mile south-east of The Hyde), any new service through a fire-resisting wall should be sealed to the tested detail. Colleges such as College of North West London (2.1 miles south of The Hyde) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product. On a hospital site such as BMI Hendon Hospital (1.3 miles north-east of The Hyde), fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.
The Hyde is about 2 miles north of Neasden, in Greater London. Looking for fire stopping in The Hyde? We can help, as we do across Greater London. We work across 764 places in Greater London, large and small. We also cover London, some 9 miles away.
Work on service penetrations is covered throughout NW9 and NW4, whatever the building. Buildings on Alpini Road, Catkin Road and Garrick Road are within our area for service penetrations. With the A5 nearby, The Hyde is easy to get to with materials and equipment. We also cover West Hendon (1 mile north), Colindale (1 mile north), The Burroughs (1 mile north-east), Hendon (1 mile east) and Staples Corner (1 mile south-east). Further afield, our area takes in London (9 miles south-east), City of Westminster (6 miles south-east), Marylebone (6 miles south-east), Kensington (6 miles south), St Pancras (7 miles south-east) and Shoreditch (8 miles south-east).

Questions about The Hyde
Can you seal around new services in a hotel near The Hyde?
Yes, to the specification and the product’s tested detail. It goes in to the manufacturer’s tested detail for the wall or floor and the services passing through, and we will tell you if the detail calls for a collar, wrap or batt instead.
Can work at a site such as Middlesex University fit around teaching?
Yes. Education sites typically want the work in vacations or in phases during term, and we plan to suit. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.
Can you fit around our working hours?
Mention the site’s hours and access windows in your enquiry, and we will schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.
Do you offer coloured sealant?
It depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.
Do you guarantee your work?
Yes, for 12 months. If our installation fails in that time, we return and fix it.
What will the job cost?
There isn’t a price list, as every site differs. With photos or drawings, we can give you a fixed quote.
How many days will you need on site?
It depends on the scope, but the work normally takes a single visit for a short list of penetrations, or a phased programme for a whole building. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
Surface by surface
Plastic pipes
Waste and drainage pipes through floors are a frequent case. The detail decides whether sealant alone is enough, and we won’t substitute it for a specified collar.
Linear joints
Head-of-wall gaps, slab edges and wall junctions are linear joints. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed, and we work within it.
Maintenance after handover
Keep the joints in good shape with a few simple steps:
- Report damaged or disturbed seals as soon as they’re spotted
- Agree the fire-stopping specification before services go in
- Check with the data sheet before painting over fire sealant
- Get seals inspected before ceilings and boxing close
Allow the manufacturer’s stated cure time before boxing in or decorating. Not every fire-rated product can be painted, so check the product data first.
Regular walk-rounds of service areas are worth the time. A cracked or disturbed seal found early is a small job; found late, it can be one of many.
What we can’t put right
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- Fire doors, dampers or other fire safety equipment
- Issuing fire ratings or certificates for seals
- Deciding what a wall or floor needs, which belongs to the designer
Not sure which it is? You can give us a call on 01277 525 020 or email drawings and photos and we will tell you honestly.
Surfaces we seal
- Cable penetrations
- Pipe penetrations
- Joints between fire-resisting walls and floors
- Small duct penetrations where the tested detail allows
- Linear gaps at wall heads
- Service gaps in risers

Should maintenance staff do it?
Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
