Stichill: questions and answers
Is Stichill too far out for you?
No. Places such as Stichill are covered as much as the big towns. Our area covers all of Scotland, cities, towns and islands alike. Good photos up front let us bring everything on the first visit.
Do you take on work at healthcare sites like Kelso Hospital?
Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.
Will fire-rated sealant work on every penetration?
No. Sealant is the right product only where the tested detail says so. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards.
How soon can the area be used again?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.
Can you reseal penetrations after our M&E works?
Yes. Send the schedule or marked-up drawings and the specified product details. We can follow the services contractor floor by floor.
Do the same rules apply to fire stopping in Scotland?
Scotland sets its own building regulations, with Technical Handbooks, while England relies on Approved Document B. Either way, we install the specified sealant to its tested detail.
Can you work to our specification?
Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.
Fire stopping in Stichill, done properly
Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate, and we won’t pretend otherwise. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. Site teams most often ask us about unsealed penetrations discovered above suspended ceilings and non-fire-rated filler around services, on small duct penetrations where the tested detail allows, cable penetrations and joints between fire-resisting walls and floors. One point of contact handles commercial sealant work in Stichill from the first photographs to the final walk-round, whether it’s one building or several.
Hotels and care homes around smaller places like Stichill often have services added during refurbishment. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.
Work we carry out in the Scottish Borders comes with a 12-month guarantee. Should something we installed fail, call 01277 525 020 or email us and we will come back to it.

Why act early in Stichill
An unsealed opening affects more than fire safety: they also carry noise, draughts and smells between rooms. The specified fire seal closes the gap for all of these, and the other benefits follow. In Scotland, wind-driven rain finds a failed joint quickly, and for a smaller place like Stichill, a repair visit takes planning, so it’s better to act early.
Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

When to bring in a specialist
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
Common problems we fix in Stichill
Some service penetrations were never sealed at all. Inspections, refurbishments and ceiling access usually bring them to light.
If one of these sounds familiar, it’s time for a closer look:
- Unsealed penetrations discovered above suspended ceilings
- Fire-rated sealant that has cracked or shrunk back
- Non-fire-rated filler around services
- Improvised or mixed-product fire seals
Industrial units on estates such as Rosewood Industrial Estate, 2.7 miles to the south-east of Stichill, often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal.
What your quote should include
- What the guarantee covers, and for how long
- Which product they’ll use, and why it suits the joint
- Can the work be phased to keep areas open?
- What level of public liability insurance do they hold?
Work for main contractors and building owners
Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Stichill can form part of a wider programme.
Surface by surface
Cables and cable bundles
New data and power cables are the most common breach we see. We reseal around them to the specified detail, and any bundle too large for sealant alone is flagged.
Plastic pipes
In a fire, plastic pipework melts away and leaves an opening. Small sizes are sometimes covered by an intumescent sealant detail. We confirm material and size first and tell you if sealant isn’t the right product.
Our process
Site rules come first: signing in, inductions and any permit to work. Once we are cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it. Travel to smaller Scottish places like Stichill is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. External joints need a dry spell as well.
- First we confirm the product and tested details named in the specification.
- We sort the openings by the detail each one needs.
- Improvised fillers and failed sealant are removed.
- Mineral wool or other backing is fitted where required.
- Fire-rated or intumescent sealant goes in around the services and is tooled off.
- Completed areas are checked with you, with the records agreed when we quoted.
What we need from you
- Tell us which areas need to stay in use
- For older buildings, check the asbestos register before work
- Explain the parking and delivery arrangements

Penetration seals near Stichill
In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, with proprietary products, intumescent ones included, tested for their end use. We install what’s specified, to the product’s tested detail.
In a building such as United Presbyterian Church, any service penetration through a fire-resisting wall should be sealed to the specified detail. Wherever services are added at a hospital such as Kelso Hospital, 2.6 miles south of Stichill, the compartment line has to be made good with the specified product.
