How we handle fire stopping in Lauder

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4, with results classified under BS EN 13501-2. A rating such as EI 60 only holds when the product is installed as it was tested. Reproducing the tested arrangement on site is the part we take care of. The enquiries we see most involve fire sealant pulled out of the opening and fire-stopping items raised at inspection or handover, on service gaps in risers, small duct penetrations where the tested detail allows and linear gaps at wall heads. Most enquiries from Lauder start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.

Around smaller places such as Lauder, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

We sign every job off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Fire stopping around Lauder: what changes locally

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, with products tested for that end use. Our part is installing the specified fire-rated sealant to its tested detail.

Halls and meeting rooms at places like St Mary's Parish Church sometimes gain new services, and any compartment wall crossed needs the specified seal.

Lauder is about 8 miles north of Galashiels, in the Scottish Borders. Anywhere in TD2, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. Lauder is one of 91 places we cover in the Scottish Borders for service penetrations. For work in that direction, see our Edinburgh page (24 miles or so).

We take on service penetrations across the TD2 postcode area. Streets here include Market Place, West High Street and East High Street, and sites on any of them can send details for a fixed quote. Access to Lauder is via the A68 and B6362, so getting applicators and materials to site is simple. Sites close to Lauder are covered too, including Nether Blainslie (3 miles south-east), Oxton (4 miles north-west), Stow (5 miles south-west), Killochyett (5 miles west) and Earlston (6 miles south-east). A short drive away, we cover Galashiels (8 miles south), Kelso (15 miles south-east), Selkirk (12 miles south), Innerleithen (14 miles south-west), Melrose (8 miles south) and Langlee (8 miles south).

On site: what to expect

Working in a building that stays open takes some planning. The work area is signed and kept contained, keep walkways clear and work section by section so the rest of the building stays in use. Tell us who will meet us and how to get in at your building near Lauder. We’ll confirm the plan with the fixed quote.

  1. We start with your penetration schedule, drawings or specification.
  2. We plan the sequence of floors, risers and voids with you.
  3. We compare every service penetration with its tested detail before sealing.
  4. Unsuitable material is removed and the opening cleaned so the seal starts clean.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. Anything outside the detail is reported to you rather than sealed.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Point out any areas we must not close
  • For older buildings, check the asbestos register before work

Questions we’re asked in Lauder

Will you design a fire-stopping scheme for our building in Lauder?

No. Fire-stopping design and sign-off belong to the designer, principal designer, fire engineer or building control. Our part is installing the specified product to its tested detail, and telling you if the detail calls for something other than sealant.

Is Lauder too far out for you?

No. Small places get the same service as large ones. Our area covers all of Scotland, cities, towns and islands alike. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Do you have public liability insurance?

Yes. We’re fully insured, and the certificate can go with your quote.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

How long does a job like this take?

It depends on the scope, but the work typically takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. For bigger or phased jobs, we’ll set out a timescale with the quote.

Does the weather affect the work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Cost factors for service penetrations

Each job is priced on its own details. The main factors are:

  • The site’s rules and procedures
  • Specialist products, such as fire-rated or hygienic sealants
  • Location, for remote and island sites
  • Quantities, in metres or numbers

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

What to include in your enquiry

There’s no need for a formal survey. A few details are enough to get going:

  • Anything awkward about access or site hours
  • What the building is and how it’s used
  • Photos of the joints, close up and from further back
  • Drawings or a marked-up plan, if available

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

Do you need fire stopping in Lauder?

A common fault is a product that was never fire-rated in the first place: builders’ foam or ordinary silicone used to fill a hole. It may look closed, but it has no tested fire performance in that position and has to be removed.

These are often picked up first by site or facilities staff:

  • Damaged fire seals in risers and voids
  • Fire stopping installed outside its tested range
  • Fire-stopping items raised at inspection or handover
  • Old intumescent sealant that has split away

Hotels like Black Bull Hotel, less than half a mile to the south-east of Lauder, are refurbished in phases, and each phase can open up compartment walls.

What to look for in a quote

  • Are they CHAS accredited or on Constructionline?
  • Their approach to joint depth and backing
  • Proof of insurance
  • What the guarantee covers, and for how long

Our contractor checklist

Doing it in-house

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Maintenance after handover

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Leave fire sealant to cure fully before covering it
  • Get seals inspected before ceilings and boxing close
  • File the specified details where the next contractor can find them
  • Flag new cables with no seal around them

Never top up a fire seal with foam, ordinary silicone or filler. Repairs need the same product and detail as the original, or a new specification from the designer.

Ask every contractor who works in risers or voids to report openings they create. Small habits like this stop openings building up.

What sealant work can’t fix

Some faults sit outside our scope, and we say so rather than covering them up:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Walls or floors that aren’t fire-resisting to begin with
  • Reviewing a building’s overall fire safety

If you’re not sure, just give us a call on 01277 525 020 or email drawings and photos and we will give you a straight answer before you book.
