About our fire stopping in Port Elphinstone

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. A rating such as EI 60 only holds when the product is installed as it was tested. Reproducing the tested arrangement on site is the part we take care of. The enquiries we see most involve seals that don’t match their tested detail and unsealed joints where partitions meet the slab, on linear gaps at wall heads, small duct penetrations where the tested detail allows and pipe penetrations. Looking for mastic applicators who cover Port Elphinstone? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Travel to smaller places like Port Elphinstone is planned so every penetration is sealed on one trip. Send the specification and photos of the openings, with sizes if you have them.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Different surfaces, different methods

Masonry and concrete

Core-drilled holes are neat; broken-out ones rarely are. Each gap is measured where it is widest so we know it sits within the tested range.

Cables and cable bundles

Data cabling added after handover is a regular cause of open service penetrations. Openings around new cables are resealed to the detail.

Where services cross fire walls in Port Elphinstone

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, with proprietary products, intumescent ones included, tested for their end use. We install fire-rated sealant to that tested detail where it is specified. The area within 2 miles of Port Elphinstone holds a number of hotels. In hotels, bedroom and corridor walls are normally fire-resisting, so services added in a refit need sealing with the specified product.

Hotels like Ardennan House Hotel (under half a mile south-west of Port Elphinstone) are refurbished in phases, and each phase can open up compartment walls. Holiday works at schools like Inverurie Academy often leave service openings to seal before pupils return. At a retail site such as Inverurie Retail Park, which lies north of Port Elphinstone, walls between units may be fire-resisting, so services added in a refit need the specified seal.

Port Elphinstone is about 1 mile south-east of Inverurie, in Aberdeenshire. Our applicators travel to Port Elphinstone for work on service penetrations, handled exactly as we handle every other area. Across Aberdeenshire, 179 places are covered, Port Elphinstone among them. Aberdeen is covered too, around 12 miles from Port Elphinstone.

Work on service penetrations is covered throughout AB51. Buildings on Mill Road, Canal Road and Manse Road are within our area. Close to Port Elphinstone, our area also takes in Garioch (1 mile north), Inverurie (1 mile north-west), Kinmuck (3 miles east), Kintore (3 miles south) and Cottown (3 miles south). A short drive away, we cover Westhill (9 miles south), Ellon (13 miles north-east), Banchory (15 miles south), Kemnay (4 miles south-west), Oldmeldrum (5 miles north-east) and Alford (13 miles west). Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so give the site location in your enquiry.

What we can’t put right

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Plastic pipes whose detail calls for a collar or wrap
  • Walls or floors that aren’t fire-resisting to begin with
  • Designing or specifying fire stopping, which sits with the designer or fire engineer

If in doubt, call the office on 01277 525 020 or email a schedule or drawings and we’ll say what we think before you book.

What we seal

  • Small duct penetrations where the tested detail allows
  • Service gaps in risers
  • Linear gaps at wall heads
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Cable penetrations

Questions about Port Elphinstone

Do you take on work at healthcare sites like Inverurie Hospital?

Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.

What do Scotland’s building standards say about service penetrations in Port Elphinstone?

The non-domestic Technical Handbook, clause 2.1.14, expects a penetration to keep at least the wall or floor’s fire resistance period, with proprietary products tested for the use they’re put to. The detail is set by the designer and goes through the warrant process; we install the specified product to its tested detail.

Do you guarantee your work?

Yes, for 12 months. If a joint fails because of how we installed it, we come back and put it right.

Are you CHAS accredited?

Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.

How long do sealant joints last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

Can the building stay open while you work?

In most cases, yes. Phased work can be planned so areas stay in use.

Which sealant will you use?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Work for main contractors and building owners

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Port Elphinstone can form part of a wider programme.

Our process

Working in a building that stays open takes some planning. We sign and contain the area we are in, with routes through the building left open and move on in phases so staff and visitors can carry on around us. Travel to smaller Scottish places like Port Elphinstone is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. Outside work also needs a suitable weather window.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

What we need from you

  • Tell us your opening times and when work is allowed
  • Let us know about inductions and permits
  • For older buildings, check the asbestos register before work

Doing it in-house

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Looking after the joints

After handover, a little attention goes a long way:

  • Have penetrations checked while they can still be seen
  • Settle who seals which penetrations at the start of a project
  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Include service cupboards in routine inspections

During planned inspections, look at seals in risers, cupboards and voids. Watch for cracked sealant, new services with no seal and openings that have grown and get them dealt with.

Keep a register of where seals are and what they are made of. It tells the next contractor exactly what to reinstate.
