When something else is needed

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Plastic pipes whose detail calls for a collar or wrap
  • Issuing fire ratings or certificates for seals
  • Deciding what a wall or floor needs, which belongs to the designer

Not sure which it is? You can phone 01277 525 020 or send photos by email and we’ll tell you honestly.

Where we work in Oakley

  • Cable penetrations
  • Linear gaps at wall heads
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Service gaps in risers

How we handle fire stopping in Oakley

Most of our fire stopping work happens after the building is up. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind. We close the openings listed on your schedule, using the specified sealant and detail. We work on cable penetrations, linear gaps at wall heads and pipe penetrations, and what we are called in for most is open linear gaps along the top of fire-resisting walls and openings left by services added after handover. Looking for mastic applicators who cover Oakley? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Refurbishments in small hotels, schools and care homes around places like Oakley can leave gaps around new services. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we’re clear about what is covered before work starts.

Keeping the joints sound

Keep the joints in good shape with a few simple steps:

  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Foam or ordinary sealant is never a fire-seal repair
  • Ask the designer to confirm details early on refits
  • Arrange inspection before areas are covered up

Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Look for cracks, unsealed new cables and gaps that have been enlarged, and report them promptly.

On fit-outs, get the fire-stopping specification agreed before the services go in. The designer can then choose details that suit the services planned, and the work runs in step with the M&E.

How the quote is worked out

There’s no standard rate for sealant work, because every site is different. What we take into account:

  • Quantities, in metres or numbers
  • Phasing around occupants
  • Location, for remote and island sites
  • Induction, permit and paperwork requirements

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

Sending details for a quote

It doesn’t need to be a full survey. These details are enough to start:

  • Access details, including height
  • The product your specification calls for
  • Whether the building will be occupied during the work
  • Where the site is, with the postcode

We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To ask for one, ring 01277 525 020 or email drawings and photos.

Owners, agents and contractors

Building owners and managing agents use us on sealant work across single buildings or whole portfolios around Oakley. One quote can cover more than one site, so there’s one set of paperwork to deal with.

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules.

FAQs: Oakley

Is hospital work, at somewhere like Queen Margaret Hospital, something you do?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Does your area include sites such as Oakley Industrial Estate, near Oakley?

Yes. Estates, retail parks and business parks around Oakley, Oakley Industrial Estate among them, are all within reach. To start, just call 01277 525 020 or email drawings and photos with the unit, the joints involved and your access times.

Do you hold third-party fire-stopping installer certification?

No, and we won’t imply otherwise. Some clients require third-party installer schemes even though the law doesn’t, so it’s worth checking what your contract says. Where it isn’t required, we install the specified sealant to the maker’s details.

Can one quote cover more than one building?

Yes. Several buildings can share a single quote, with one point of contact across South East England, Greater London and Scotland.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Is BS 476 being phased out?

In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029, with transitional arrangements set by the Government. The European route, BS EN 13501-2, then applies. Product selection stays with your designer.

Do you take on small jobs?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. For work around Oakley, we aim for one trip, so photographs, sizes and a full list matter. External joints need a dry spell as well.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Old or wrong materials are cut out.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Preparing the site

  • Explain the parking and delivery arrangements
  • Move anything stored against the joints
  • Have the specification and drawings to hand

Doing it in-house

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Where services cross fire walls in Oakley

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, and products should be tested for their end use. We install what’s specified, to the product’s tested detail.

Theatres, wards and plant rooms at sites like Queen Margaret Hospital, 5.3 miles to the east of Oakley, all have compartment walls crossed by services. On estates like Oakley Industrial Estate, under half a mile north of Oakley, the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal. In a building such as Church of The Most Holy Name, any service penetration through a fire-resisting wall should be sealed to the specified detail.
