Fire stopping for businesses in Northease

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

What we’re called out for in Northease

Some seals fail because the wrong product went in: builders’ foam or ordinary silicone used to fill a hole. The opening looks sealed but has no fire test evidence behind it, so it has to come out.

Most enquiries start with something like this:

  • Damaged fire seals in risers and voids
  • Unsealed openings around new pipes and cables
  • Openings found when ceilings come down for a refit
  • Open linear gaps along the top of fire-resisting walls

Colleges such as Sussex Downs College (to the north of Northease) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product.

What your quote should include

  • Their plan for phasing and protecting the area
  • How the existing material will be dealt with
  • Whether primer will be used where the manufacturer specifies it
  • How joint depth will be controlled

Choosing a commercial sealant contractor

Fire stopping in Northease, done properly

Opened ceilings and riser doors often reveal service openings nobody sealed. If a specification already covers those walls and floors, we can reseal to it. With no specification in place, the first step sits with your designer or fire engineer, not with us. We work on small duct penetrations where the tested detail allows, service gaps in risers and pipe penetrations, and the failures we’re asked to look at most are fire-stopping items raised at inspection or handover and head-of-wall gaps with no fire seal. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Northease, preparation and product choice get the time they need.

Smaller places such as Northease still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

For managing agents and facilities managers

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

When it isn’t the sealant

Being straight saves everyone time. New sealant won’t cure:

  • Walls or floors that aren’t fire-resisting to begin with
  • Openings that need collars, wraps, batts or boards rather than sealant
  • Issuing fire ratings or certificates for seals

If you are not sure, just speak to us on 01277 525 020 or email drawings and photos and we will give you a straight answer before you book.

What we seal

  • Cable penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows

Our process

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. For work around Northease, we aim to finish in one visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. The specification and schedule come first, so we know which details apply.
  2. Access, permits and the order of areas are agreed with the site team.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Foam, ordinary sealant and debris come out so the seal starts clean.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.

Preparing the site

  • Arrange parking or a loading space
  • Share your working hours and any access restrictions

Service penetrations in Northease buildings

For England, the fire stopping of penetrations is dealt with in Approved Document B. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. Central London is about 46 miles from Northease. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls.

At a healthcare site like Lewes Victoria Hospital, 2.4 miles north of Northease, new services through compartment walls are a constant, and each needs the specified seal. Campus buildings at universities such as University of Brighton (3.5 miles south-east of Northease) see constant changes to data and services, and fire-rated sealant goes in around new penetrations where it is specified.

Northease is about 3 miles south of Lewes, in East Sussex. If you’re looking for fire stopping in Northease, we can help, as we do across East Sussex. We work across 308 places in East Sussex, large and small. Our Brighton page has more on work in that area (6 miles or so).

What affects the price in Northease

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Joint width, depth and condition
  • Quantities, in metres or numbers
  • Travel to remote or island sites
  • How much existing material needs removing

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

What we need to price the job

A good diagnosis starts with the right details. Let us know:

  • A wide shot and a close-up of the area
  • Specification clauses that apply
  • Asbestos survey details if the building is older
  • Drawings or a marked-up plan, if available

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

Why act early in Northease

The longer openings stay, the more there tend to be: each new service adds to the list. A schedule that is dealt with regularly stays manageable and avoids a much larger catch-up later. Older rural buildings around Northease move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Your questions answered

Is Northease too small for you to travel to?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Good photographs up front let us bring everything on the first visit.

Could you schedule work at a campus like University of Brighton for the vacation?

Yes. Education sites usually want the work in vacations or in phases during term, and we plan to suit. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Can you seal any opening with fire-rated sealant?

No. Sealant is the right product only where the tested detail says so. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards.

What if there’s asbestos in the old mastic?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Does weather matter for sealant work?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Do you guarantee your work?

Yes. The 12-month guarantee covers our preparation and application, though not damage or work by other trades.

Will you quote for a small job?

Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.
