Fire stopping across Cliffe

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Fire stopping for commercial buildings in Cliffe

It helps to set out our role at the start. Deciding the specification sits with the designer, the fire engineer and building control; sign-off sits with them too. We fit the specified fire-rated sealant following that specification and the maker’s installation guidance on buildings around Cliffe. Most enquiries involve open linear gaps along the top of fire-resisting walls and openings found when ceilings come down for a refit, across pipe penetrations, linear gaps at wall heads and joints between fire-resisting walls and floors. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Cliffe, preparation and product choice get the time they need.

Fire-rated sealing in a place like Cliffe is usually a single building at a time. With the specification and photos of the gaps, we can give a fixed quote and bring the right products.

Every job we finish is backed by a 12-month workmanship guarantee. If our installation lets you down in that time, we return and fix it.

When to call us in Cliffe

Plenty of openings were simply never closed because they sat out of sight above a ceiling or inside a riser. They come to light during inspections, refits or when another trade lifts a tile.

Site and facilities staff are often the first to spot these:

  • Old intumescent sealant that has split away
  • Seals disturbed by maintenance and left open
  • Fire stopping installed outside its tested range
  • Service penetrations left open after M&E works

Colleges such as East Sussex College, less than half a mile to the south-west of Cliffe, add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product.

What to look for in a quote

  • Their plan for phasing and protecting the area
  • Whether primer will be used where the manufacturer specifies it
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • What level of public liability insurance do they hold?

Our contractor checklist

Aftercare for building managers

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Record which product was used where
  • Agree the fire-stopping specification before services go in
  • Get seals inspected before ceilings and boxing close
  • Ask which product is in place before decorating

Allow the manufacturer’s stated cure time before boxing in or decorating. Some fire-rated sealants accept paint and some don’t, and the data sheet says which.

On fit-outs, get the fire-stopping specification agreed before the services go in. The designer can then choose details that suit the services planned, and the work runs in step with the M&E.

Your questions answered

How does the move away from BS 476 affect penetration seals in Cliffe?

From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.

Is Cliffe off your patch?

Not at all. Cliffe is within our area. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.

Do you offer coloured sealant?

That depends on the product specified. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.

How do we ask for a quote?

The quote form is the simplest route, though you can also call the office on 01277 525 020 or email us. Photos, drawings or a joint schedule help us quote quickly.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Are your applicators CSCS-carded?

Yes. If you need card details for site access, let us know and we will send them with the quote.

How much does the work cost?

We don’t publish prices, as every site differs. Send photographs or drawings and we’ll price it at a fixed figure.

Honest limits

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Walls or floors that aren’t fire-resisting to begin with
  • Plastic pipes whose detail calls for a collar or wrap
  • Deciding what a wall or floor needs, which belongs to the designer

If you’re not sure, just phone 01277 525 020 or email the details over and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Cable penetrations
  • Linear gaps at wall heads
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows

Why deal with it now?

An improvised seal can look finished while offering no tested performance. The fix is to remove it and reinstall to the detail, and doing it once, properly, is cheaper. In a smaller place such as Cliffe, getting a contractor back for a second visit takes time, so we’d suggest renewing all the joints that are going, not just the worst.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Surface by surface

Risers and ceiling voids

Service risers and the voids above ceilings are where openings collect. Access to these areas is planned with you in advance.

Linear joints

Head-of-wall gaps, slab edges and wall junctions are linear joints. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed and the installation has to fit inside those limits.

Fire-rated sealing for Cliffe buildings

Cliffe is about 44 miles from central London. Office refits around the commuter belt bring new cabling through fire-resisting walls; the gaps need the specified seal. In England, Approved Document B covers fire stopping of openings and penetrations. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. Either way, we install the specified product to its tested detail.

Theatres, wards and plant rooms at sites like Lewes Victoria Hospital (1.1 miles west of Cliffe) all have compartment walls crossed by services. For an estates team at a campus like University of Sussex (4.6 miles west of Cliffe), summer M&E works are usually followed by a round of penetration sealing.

Cliffe is about 1 mile east of Lewes, in East Sussex. Cliffe sits inside our coverage, with the same fixed quotes and 12-month guarantee as everywhere else. Across East Sussex, 308 places are covered, Cliffe among them. We also cover Brighton, some 7 miles away.

If you need fire stopping in BN7 and BN8, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. Streets here include Ham Lane, New Road and Court Road. You’ll find Cliffe on or near the A26, so getting applicators and materials to site is simple. Sites close to Cliffe are covered too, including Southover (1 mile south-west), South Malling (1 mile north-west), Lewes (1 mile west), Hamsey (2 miles north) and Offham (2 miles north-west). Further afield, our area takes in Eastbourne (13 miles south-east), Seaford (8 miles south-east), Hailsham (10 miles east), Crowborough (14 miles north-east), Uckfield (7 miles north-east) and Newhaven (6 miles south).

How a job runs

Working in a building that stays open takes some planning. We sign and contain the area we’re in, keep walkways clear and work section by section so the rest of the building stays in use. Several jobs near Cliffe can be grouped on one trip. Mention the building’s opening times and we will work within them.

  1. The specification and schedule come first, so we know which details apply.
  2. Access, permits and the order of areas are agreed with the site team.
  3. We compare every service penetration with its tested detail before sealing.
  4. Foam, ordinary sealant and debris come out.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.

Before we start on site

  • Point out parking and an unloading spot
  • Tell staff and tenants when we will be in
  • Let us know about inductions and permits
