Fire stopping in New Barn
Most of our fire stopping work happens after the building is up. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, often unnoticed. Those on your schedule are closed with the specified product. We work on service gaps in risers, linear gaps at wall heads and small duct penetrations where the tested detail allows, and what we’re called in for most is unsealed penetrations discovered above suspended ceilings and open linear gaps along the top of fire-resisting walls. Whether you call it commercial sealant work, mastic application or joint sealing, the work in New Barn is the same: the right product in a properly prepared joint.
Around smaller places like New Barn, many commercial buildings are conversions or extensions of older ones, so the wall or floor a service passes through isn’t always what the drawings assume. We match the product to the substrate and service, and say so if a collar, wrap or batt is the specified item.
Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If our installation lets you down in that time, we return and fix it.

Surface by surface
Metal pipes
Metal pipes conduct heat, so their details often call for extra measures along the pipe. We follow whatever the detail requires and flag anything we can’t match.
Drylining partitions
Service holes through plasterboard are frequently oversized or ragged. If the gap exceeds the tested range, sealant alone won’t do, and the detail may call for board patching or another product.

What else we do in New Barn
Doing it in-house
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.
Questions about New Barn
Do you cover business parks and estates near New Barn, such as Fawkham Business Park?
Yes. Estates, retail parks and business parks around New Barn, Fawkham Business Park among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.
Could you schedule work at a campus like University of Greenwich for the vacation?
Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.
How do you deal with asbestos in old sealant?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Is fire stopping in Scotland covered by different guidance?
Our work covers Greater London, the South East and every Scottish council area. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor.
How soon can the area be used again?
We’ll confirm how long the chosen product needs to cure, and sign any area that should be left alone.
What does an EI 60 rating mean?
In short, BS EN 1366-3 and 1366-4 are the fire tests and BS EN 13501-2 is how results are classified. EI 60 means integrity and insulation for 60 minutes in the tested arrangement and the installation has to match the test.
Does weather matter for sealant work?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
What happens if it’s left?
An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. Putting it right is usually a modest job when the openings are accessible. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. Over time, UV, weather and movement wear any sealant out. Renewing it in good time keeps the building weathertight.
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

From enquiry to sign-off
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. For a site in New Barn, we plan so the whole job is done in one go where possible. Clear photos and measurements help us bring the right products.
- First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
- On site, each opening is checked against the tested detail it is meant to follow.
- Unsuitable fillers and loose debris are taken out of each opening.
- We fit the backing the detail asks for, to the stated depth.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Getting the site ready
- Let building users know which areas are affected
- Agree which areas must stay open
- Make sure the joints can be reached

Service penetrations in New Barn buildings
Approved Document B is the English guidance that covers fire stopping around openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. Central London is about 20 miles from New Barn. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls.
For a hospital such as Gravesham Community Hospital (3.6 miles north-east of New Barn), penetration sealing is typically phased ward by ward, with infection-control rules agreed first. Offices at parks like Fawkham Business Park (1.4 miles west of New Barn) are re-cabled with each new tenant, and compartment walls need sealing afterwards to the tested detail.

Common problems we fix in New Barn
When a seal departs from its tested detail, the evidence no longer covers it. Gaps beyond the tested size, shallow sealant, no backing where it was needed, or products from different systems mixed together are the usual culprits.
If one of these sounds familiar, it’s time for a closer look:
- Non-fire-rated filler around services
- Seals disturbed by maintenance and left open
- Snag lists that include open service penetrations
- Unsealed penetrations discovered above suspended ceilings
Campus buildings at universities such as University of Greenwich, 4 miles to the north-west of New Barn, see constant changes to data and services, and fire-rated sealant goes in around new penetrations where it is specified.
What your quote should include
- How they handle RAMS and site documents
- Whether their applicators hold CSCS cards
- Which product they’ll use, and why it suits the joint
- Whether primer will be used where the manufacturer specifies it
