Our commercial sealant contractors service in DA3
Sealant joints are easy to overlook until one lets water in, and on a working site that usually surfaces as a leak, a stain or a complaint from occupiers. We’re commercial sealant applicators for FMs, managing agents, landlords and contractors. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. Site teams most often ask us about gaps behind commercial kitchen worktops and sinks and water staining near frames, panels or ceilings, across movement joints in walls and floors, washrooms and tea points and window and door perimeters.
On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, and the work normally takes a few hours to several days on most single sites, depending on joint lengths and access.
- Send details through our quote form, or ask for a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Work is phased around your occupiers where areas need to stay in use.
- Old sealant is cut out completely, never sealed over.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.
What affects the price in DA3
The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we’ll explain how it’s made up.

Landmarks near Hartley

Nearby too are Hartley Primary Academy (less than half a mile south-west) and Rectory Meadow (0.5 miles north-west). The nearest railway station is Longfield station, about 0.8 miles north-west of the centre. Well-known places in the area include Darent Valley Hospital (4 miles north-west) and Stone Castle (4.1 miles north). Green spaces nearby include Sawyers Lake.
Commercial premises across DA3
The commercial stock in DA3 mixes older town-centre buildings with newer offices and units, in places such as Hartley, New Barn and New Ash Green and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Around the motorway corridors of the South East, business parks and industrial estates are common, and we cover DA3 along with the rest of the region.
Hartley: Premises within reach of Longfield station (to the north-west of Hartley) often have busy frontages where joints are seen by everyone passing. On a business park such as Fawkham Business Park (0.9 miles north-west of Hartley), sealant work tends to follow fit-outs: receptions, tea points, washrooms and frame perimeters.
How the quote is worked out
What shapes the price:
- How accessible the joints are
- Removal of failed or old sealant
- Phasing around occupants
- The product specified
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.
Sending details for a quote
Good information means a firmer quote. Helpful details to send:
- Where the site is, with the postcode
- The type of building and who uses it
- Access details, including height
- When you need the work done
Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to ring 01277 525 020 or send photos by email with what you know.
Surface by surface
Commercial kitchens and tea points
Gaps and ragged beads trap dirt that cleaning can’t reach, and cleanability is part of what an inspector looks at. We seal to a neat, cleanable finish and work around service times you agree with us.
Facade and cladding joints
Facade sealant failures can be hard to spot from the ground. Close-up photographs or a site visit tell us what’s needed, with colours confirmed for the product chosen.
Honest limits
Being straight saves everyone time. Fresh joints won’t solve:
- Walls or slabs moving more than any sealant can take
- Broken glass or blown double-glazed units
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
Why it fails
If sealant tears through its centre, it has failed cohesively. That typically means the joint stretched further than the product could cope with: a bead laid too thin, an over-stretched joint or the wrong movement class. Replacing it like for like rarely holds, so width, depth and product are checked before we quote.
Clients typically get in touch after noticing one or more of the following:
- External beads that have gone brittle and cracked
- Movement joints packed with grit and debris
- Greasy, split joints in a kitchen or tea point
- Black mould through washroom sealant that won’t clean off
When to bring in a specialist
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
Questions about DA3
How long will the new sealant last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
Will your applicators have CSCS cards?
Yes. We use CSCS-carded applicators.
Will you just go over the old sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
Is DA3 in your area?
Yes. Sites across DA3 are covered, with one number for every area we cover.
Do you work for facilities managers and managing agents?
Yes. You can send details through our quote form, and tell us what site paperwork you need.
Are you CHAS accredited?
Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.
