How we handle fire stopping in Middleton-on-Sea
A lot of fire-stopping work comes after M&E installation, a refit or a tenant fit-out. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind, often unnoticed. Those on your schedule are closed with the specified product. If you have hidden openings found during inspections and seals that don’t match their tested detail, we can help, on small duct penetrations where the tested detail allows, joints between fire-resisting walls and floors and pipe penetrations alike. Looking for mastic applicators who cover Middleton-on-Sea? We’ve been sealing commercial buildings since 2005.
In places the size of Middleton-on-Sea, fire-resisting walls and floors are found in schools, care homes, health centres and mixed-use buildings. Around those penetrations, fire-rated sealant is installed if specified, with depth, backing and gap all as tested.
We sign every job off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

Cables and cable bundles
Cable penetrations are frequently sealed with fire-rated sealant where the detail allows. The detail limits bundle size and the gaps between and around cables, so we check before sealing.
Risers and ceiling voids
Openings above suspended ceilings are easy to miss. We follow your schedule area by area, and note anything we find that isn’t on it.
Fire stopping in Middleton-on-Sea: the local picture
Central London is about 54 miles from Middleton-on-Sea. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls. Fire stopping of openings and penetrations in England falls under Approved Document B. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.
Hospital estates such as Bognor Regis War Memorial Hospital (to the west of Middleton-on-Sea) are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. For an estates team at a campus like University of Chichester (Bognor Campus), which lies west of Middleton-on-Sea, summer M&E works are typically followed by a round of penetration sealing. In a retail centre such as Arun Retail Park, which lies west of Middleton-on-Sea, any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail.
Middleton-on-Sea is about 3 miles east of Bognor Regis, in West Sussex. Our applicators travel to Middleton-on-Sea for work on service penetrations, handled exactly as we handle every other area. On site: what to expect
The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. If neighbouring businesses or buildings around Middleton-on-Sea need work too, visits can be combined. Tell us your site hours and we’ll plan around them.
- We ask for the product and detail your designer has specified.
- We sort the openings by the detail each one needs.
- Old or wrong materials are cut out.
- Where the detail needs backing, it goes in at the stated depth.
- We gun the sealant in to the specified depth around each service and tool it.
- Completed areas are checked with you, with the records agreed when we quoted.
What we need from you

Advice
Maintenance after handover
After handover, a little attention goes a long way:
- Brief every trade that openings they make must be sealed
- File the specified details where the next contractor can find them
- Arrange inspection before areas are covered up
- Leave fire sealant to cure fully before covering it
After every round of M&E works, check that the openings created have been sealed. A short check at the end of each job saves a long hunt later.
Write fire stopping into the scope of any work crossing a compartment wall or floor. That way the opening is sealed while the trade and access are still there.
Common questions from Middleton-on-Sea clients
Is Ford Airfield Industrial Estate, near Middleton-on-Sea, within your area?
Yes. Estates, retail parks and business parks around Middleton-on-Sea, Ford Airfield Industrial Estate among them, are all within reach. Photos and a short description are enough for a first look.
Could you schedule work at a campus like University of Chichester (Bognor Campus) for the vacation?
Yes. Education sites usually want the work in vacations or in phases during term, and we plan to suit. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
Does the weather affect the work?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
Do you work in Scotland as well as England?
Our work covers Greater London, the South East and every Scottish council area. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor, using products tested for their end use.
Will fire-rated sealant work on every penetration?
No. It depends on the tested detail for that wall or floor and service. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards, and we will tell you when that applies.
What do BS EN 1366-3 and BS EN 13501-2 mean?
Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2, where E is integrity, I is insulation and the number is minutes, as in EI 60. That rating only holds when the product is installed to its tested detail.
Is the BS 476 change in 2029 relevant to fire stopping?
For buildings in England, Approved Document B removes BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence, subject to transitional arrangements. Scotland follows its own Technical Handbook.

General trades versus a specialist
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
What sets the cost
The price varies from site to site. It mainly depends on:
- Distance, for remote addresses
- Whether old sealant has to be cut out first
- Specialist products, such as fire-rated or hygienic sealants
- Backing rod, priming and other preparation
Pricing service penetrations depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.
Sending details for a quote
Good information means a firmer quote. When you get in touch, include:
- The product your specification calls for
- Rough lengths or quantities, or drawings if you have them
- Whether an asbestos survey exists
- Photos of the joints, close up and from further back
We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To start the process, speak to us on 01277 525 020 or email us.
