Service penetrations in Lancing buildings
For England, the fire stopping of penetrations is dealt with in Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. Central London is about 47 miles from Lancing. Office refits around the commuter belt bring new cabling through fire-resisting walls.
Office fit-outs on sites such as Lancing Business Park, 0.7 miles to the south-west of Lancing, add cabling and pipework through fire-resisting walls, and fire-rated sealant goes in where the specification calls for it. At a college such as Northbrook College, 2.4 miles west of Lancing, checking penetration seals after summer M&E works is good practice. In a building such as St. Michael & All Angels, any service penetration through a fire-resisting wall should be sealed to the specified detail.
Lancing is about 3 miles east of Worthing, in West Sussex. We cover commercial sites throughout Lancing. Our West Sussex coverage takes in 373 places, large and small. For work in that direction, see our Brighton page, about 8 miles away.
Commercial sites across BN15 are covered. Among the streets we cover are North Road, North Farm Road and Addison Close, and sites on any of them can send details for a fixed quote. Being close to the A2025, Lancing is easy to get to with materials and equipment. Sites close to Lancing are covered too, including Sompting (1 mile west), East Worthing (2 miles south-west), Broadwater (2 miles west), Offington (3 miles west) and Botolphs (3 miles north). Nearby towns on our patch include Worthing (3 miles west), Haywards Heath (15 miles north-east), Burgess Hill (12 miles north-east), Littlehampton (9 miles west), Rustington (8 miles west) and Storrington (8 miles north-west).

Fire stopping for commercial buildings in Lancing
Facilities managers in Lancing often find open service penetrations when ceilings come down for other work. Where the walls and floors already have a fire-stopping specification, we can work to it. With no specification in place, the first step sits with your designer or fire engineer, not with us. We work on cable penetrations, small duct penetrations where the tested detail allows and linear gaps at wall heads, and the usual reasons a site gets in touch are seals disturbed by maintenance and left open and fire sealant pulled out of the opening. For commercial sealant work in Lancing, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.
Around smaller places like Lancing, many commercial buildings are conversions or extensions of older ones, so the wall or floor a service passes through isn’t always what the drawings assume. We match the product to the substrate and service, and say so if a collar, wrap or batt is the specified item.
We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application, and we come back if anything isn’t right.

Different surfaces, different methods
Small ducts
Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Larger or fire-rated ductwork normally needs a different solution set by the designer, and we’ll say if that applies.
Cables and cable bundles
Data cabling added after handover is a regular cause of open service penetrations. We reseal around them to the specified detail.
Why act early in Lancing
An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. While the openings can be reached, sealing them is normally straightforward. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. Sealant hardens, cracks and loses grip with age, UV and movement. Renewing it in good time keeps the building weathertight.
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Questions about Lancing
Can you work around term dates at a campus such as Northbrook College?
Yes. We plan campus work around teaching, exams and residence turnarounds. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.
Is a smaller place like Lancing outside your area?
No. Small places get the same service as large ones. Our area covers London and the South East counties. Where we can, we group nearby jobs to make the most of each trip.
Can weather delay the job?
Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
How do I request a quote?
The quote form is the simplest route, though you can also speak to us on 01277 525 020 or email us. Photos, drawings or a joint schedule help us quote quickly.
Do the same rules apply to fire stopping in Scotland?
Building standards in Scotland are separate from England’s, while England relies on Approved Document B. Either way, we install the specified sealant to its tested detail.
Do you hold third-party fire-stopping installer certification?
No. We are not members of a third-party fire-stopping installer scheme. Our credentials are CHAS accreditation, Constructionline membership and CSCS-carded applicators, and we are fully insured. Where a client or main contractor requires a scheme member, we will say so right away rather than waste your time.
What happens if old sealant might contain asbestos?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
Quoting for work in Lancing
Quotes vary with the job. It mainly depends on:
- Whether the work must be split into stages
- Site requirements such as inductions and permits
- How much there is to seal
- The product specified
No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.
Before you send an enquiry
It doesn’t need to be a full survey. A few details are enough to get going:
- Access details, including height
- Clear photographs of the problem areas
- Asbestos survey details if the building is older
- When you need the work done
Need a figure for a tender or a budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. If you have questions first, phone 01277 525 020 or email drawings and photos.
Our process
Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. If neighbouring businesses or buildings around Lancing need work too, visits can be combined. Mention the building’s opening times and we will work within them.
- We read the specification, drawings or penetration schedule you send and raise any questions before we price.
- On site, each opening is checked against the tested detail it is meant to follow.
- Unsuitable fillers and loose debris are taken out of each opening.
- Mineral wool or other backing goes in wherever the detail asks.
- We apply the specified sealant to the depth and around the services as the detail shows.
- If an opening needs something other than sealant, we tell you instead of improvising.
What we need from you
- Share the asbestos register for older buildings
- Tell us what induction or permit system the site runs
- Warn occupants and staff about the work

For managing agents and facilities managers
CHAS accredited and a Constructionline member, we are straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
What sealant work can’t fix
Before quoting, we check that sealant is the right answer. It isn’t the answer for:
- Issuing fire ratings or certificates for seals
- Designing or specifying fire stopping, which sits with the designer or fire engineer
- Large openings beyond what any sealant detail covers
If you’re not sure, just call the office on 01277 525 020 or email drawings and photos and we’ll give you a straight answer.
