Fire stopping for commercial buildings in Maryland

Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Other openings need collars, wraps, batts, pillows or boards. We use sealant where it is the specified product, and we tell you when a detail calls for something else. If you have service penetrations left open after M&E works and fire seals cut back for extra cables and never reinstated, we can put it right. Looking for mastic applicators who cover Maryland? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Fit-outs and M&E works in London buildings often leave service penetrations open behind ceilings and in risers. Fire-rated sealant goes in where it’s the specified item; where a collar, wrap or batt is called for instead, we flag it.

Work we carry out comes with a 12-month guarantee. Should something we installed fail, speak to us on 01277 525 020 or email drawings and photos and we will come back to it.

Diagnose, treat, sign off

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. Most London premises stay occupied while we are on site, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. First we go through the drawings, schedule or specification for the seals.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

What we need from you

Advice

General trades versus a specialist

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Questions we’re asked in Maryland

Do you work in London buildings with loading restrictions?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Share the building’s contractor rules and we will work to them. All of Greater London is inside the ULEZ, and our planning allows for it

Can you take on a job at a hospital such as Homerton University Hospital?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

How do I request a quote?

You can use the quote form on this site; alternatively, call 01277 525 020 or email us. Include photos or drawings if you have them.

What about RAMS and site documents?

Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

Is it fine to apply new sealant on top of old?

No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

How soon can the area be used again?

We will confirm how long the chosen product needs to cure.

Leave it or put it right?

A seal that doesn’t match its tested detail gives false comfort. The fix is to remove it and reinstall to the detail, and doing it once, properly, is cheaper. Access in London is hard enough to arrange once, so it makes sense to deal with every failing joint while access is in place.

A quote for service penetrations depends on how many there are, their condition and the access. Call for a quote.

Penetration seals near Maryland

In England, Approved Document B covers fire stopping of openings and penetrations. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. The area within 2 miles of Maryland holds plenty of hotels. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close.

Colleges such as Ebrahim College, under half a mile to the south of Maryland, add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product. At a healthcare site like Homerton University Hospital (2 miles west of Maryland), new services through compartment walls are a constant, and each needs the specified seal. In a retail centre such as Stratford Centre, less than half a mile south-east of Maryland, any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail.

Maryland is about 3 miles south of Walthamstow, in Greater London. Maryland sits inside our coverage, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Maryland is one of 764 places in Greater London on our list.

Commercial sites across E15, E20 and E7 are covered. If your site is on Cam Road, Ward Road and Wise Road or close by, send details and we’ll quote for service penetrations. Close to Maryland, our area also takes in Stratford (1 mile west), East Village (1 mile north-west), Temple Mills (1 mile north-west), West Ham (1 mile south-east) and Holloway Down (1 mile north). Bigger towns within reach include London (5 miles south-west), City of Westminster (7 miles west), Marylebone (6 miles west), Kensington (9 miles west), St Pancras (5 miles west) and Shoreditch (3 miles west).

Work for main contractors and building owners

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

CHAS accredited and a Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.

What affects the price in Maryland

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Phasing around occupants
  • The size and state of each joint
  • Distance, for remote addresses
  • Quantities, in metres or numbers

The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

Details that help us quote

A good diagnosis starts with the right details. Tell us:

  • Anything awkward about access or site hours
  • The asbestos register, for older buildings
  • Drawings or a marked-up plan, if available
  • Where the site is, with the postcode

The quickest route to a quote is a few photographs and the site postcode. Send them through the quote form, or speak to us on 01277 525 020 or email us to discuss it first.

How the job changes by surface

Plastic pipes

Waste and drainage pipes through floors are a frequent case. The detail decides whether sealant alone is enough, and we will never swap a specified collar for sealant.

Risers and ceiling voids

Service risers and the voids above ceilings are where openings collect. Access to these areas is planned with you in advance along with any permits your site needs.
