How we handle fire stopping in Marley
Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail. Site teams most often ask us about penetration schedules that need working through and unsealed openings around new pipes and cables, across service gaps in risers, small duct penetrations where the tested detail allows and joints between fire-resisting walls and floors. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Marley, that means joint design, primers and backing rod as standard.
Around smaller places like Marley, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.
We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Marley: questions and answers
Do you cover business parks and estates near Marley, such as Birnham Farm Business Centre?
Yes. We cover Marley and the area around it, including industrial estates, business parks and retail parks such as Birnham Farm Business Centre. To start, just speak to us on 01277 525 020 or email a schedule or drawings with the unit, the joints involved and your access times.
Is hospital work, at somewhere like Victoria Hospital, something you do?
Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Can you quote from photos?
It depends on the job. Simple work can often be priced from photos, while larger or less clear jobs get a site visit first.
Do you hold third-party fire-stopping installer certification?
No. We don’t hold a third-party fire-stopping installer certificate. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. If your contract requires third-party installer certification, we’re not the right fit for that package.
Does the weather affect the work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
Is it fine to apply new sealant on top of old?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.
What sealant work can’t fix
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- Approving the work on behalf of building control
- Plastic pipes whose detail calls for a collar or wrap
- Designing or specifying fire stopping, which sits with the designer or fire engineer
Not sure which it is? You can ring 01277 525 020 or email the details over and we’ll tell you honestly.

Fire-rated sealing for Marley buildings
Central London is about 65 miles from Marley. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls. For England, the fire stopping of penetrations is dealt with in Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. Either way, we install the specified product to its tested detail.
Hospital estates such as Victoria Hospital (2.3 miles south-east of Marley) are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. Older community buildings such as Church of St Augustine that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

Different surfaces, different methods
Linear joints
Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed, and we work within it.
Cables and cable bundles
Cable penetrations are frequently sealed with fire-rated sealant where the detail allows. The detail limits bundle size and the gaps between and around cables and we work within those limits.
Signs you need fire stopping in Marley
Some service penetrations were never sealed at all, often hidden above suspended ceilings or behind boxing. Inspections, refurbishments and ceiling access usually bring them to light.
What tends to prompt an enquiry:
- Fire stopping installed outside its tested range
- Unsealed openings around new pipes and cables
- Expanding foam used as fire stopping
- Head-of-wall gaps with no fire seal
For a building at a site such as Birnham Farm Business Centre (2.8 miles north-west of Marley), a check of penetration seals after each fit-out is good practice.
What your quote should include
- Will failed sealant be removed rather than covered?
- Their public liability cover
- How they’ll work around occupants
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
Keeping the joints sound
Cleaning and maintenance staff play a part too. Pass these on to them:
- Leave fire sealant to cure fully before covering it
- Include service cupboards in routine inspections
- Settle who seals which penetrations at the start of a project
- Arrange inspection before areas are covered up
After every round of M&E works, check that the openings created have been sealed. Building it into each contractor’s sign-off keeps the walls intact.
Regular walk-rounds of service areas are worth the time. A cracked or disturbed seal found early is a small job; found late, it can be one of many.
How a job runs
Tell us your site hours and access windows and we’ll plan around them. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area. Jobs in and around smaller places like Marley are usually planned as a single visit, so we ask for photos and rough sizes first. That way the right products come on the day.
- We start with your penetration schedule, drawings or specification.
- We plan the sequence of floors, risers and voids with you.
- We compare every service penetration with its tested detail before sealing.
- Foam, ordinary sealant and debris come out first.
- The specified backing and sealant go in to depth and are finished neatly.
- We tell you about openings that need a different product.
Before we start on site
- For older buildings, check the asbestos register before work
- Have the specification and drawings to hand
- Point out parking and an unloading spot

Doing it in-house
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
