Fire stopping across Lady

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

On site: what to expect

Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. Where we can, we combine work around Lady with other jobs nearby, to make the most of each trip. Tell us how flexible your dates are.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Advice

Fire stopping in Lady

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail rather than guesswork. The enquiries we see most involve non-fire-rated filler around services and seals that don’t match their tested detail, on cable penetrations, pipe penetrations and linear gaps at wall heads. Looking for mastic applicators who cover Lady? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

In smaller Scottish places like Lady, buildings with fire-resisting walls typically include schools, care homes, hotels and health centres. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Why act early in Lady

Open service penetrations matter on ordinary days, not just in a fire: smoke, noise and draughts pass through them every day. Sealing them to the specified detail deals with the fire risk first. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Early resealing prevents it.

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Different surfaces, different methods

Metal pipes

Copper and steel pipes are a common service penetration for fire-rated sealant. The tested detail sets the pipe size range, gap, depth and whether insulation can stay on.

Plastic pipes

Plastic pipes soften and collapse in a fire. Small sizes are sometimes covered by an intumescent sealant detail. We confirm material and size first and tell you if sealant isn’t the right product.

When to call us in Lady

Plenty of openings were simply never closed. Inspections, refurbishments and ceiling access typically bring them to light.

Most enquiries start with one or more of the following:

  • Builders’ foam or ordinary silicone in compartment walls
  • Hidden openings found during inspections
  • Fire sealant pulled out of the opening
  • Head-of-wall gaps with no fire seal

Buildings near Lady get the fire-rated product that’s specified, installed to its tested detail.

Before you book anyone

  • Whether primer will be used where the manufacturer specifies it
  • The named product and why it was chosen
  • How joint depth will be controlled
  • What site paperwork they can supply

Choosing a commercial sealant contractor

Keeping the joints sound

After handover, these steps help:

  • Check with the data sheet before painting over fire sealant
  • Have penetrations checked while they can still be seen
  • Put resealing into every M&E and fit-out package
  • Report damaged or disturbed seals as soon as they’re spotted

After the work, brief anyone else working in the area that the openings are now sealed. If a seal has to be opened for a new service, it should be reinstated to the same detail using the same product.

Write fire stopping into the scope of any work crossing a compartment wall or floor. Then the seal goes in while the area is open, not months later.

Lady: questions and answers

What do Scotland’s building standards say about service penetrations in Lady?

The non-domestic Technical Handbook, clause 2.1.14, expects a penetration to keep at least the wall or floor’s fire resistance period, with proprietary products tested for the use they’re put to. Design sits with the designer and the verifier; installation to the tested detail is our part.

Do you work on the island where Lady is?

Yes. Islands are part of our area, Lady included. Ferry times and the weather set the plan, so we ask for photographs and a full list first.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators, as many construction sites ask for.

Is it fine to apply new sealant on top of old?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Is colour matching possible?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

What site paperwork can you supply?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

Do you have public liability insurance?

Yes. We’re fully insured, and the certificate can go with your quote.

Doing it in-house

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Penetration seals near Lady

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, and products should be tested for their end use. We install fire-rated sealant to that tested detail where it is specified. Island jobs, Lady among them, are planned around the ferry and the forecast. We need the specification and a count of penetrations before we sail.

For any site around Lady, we work to the specification and the manufacturer’s installation guidance, leaving design and sign-off with the designer.
