Fire stopping in Brinian

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Fire stopping in Brinian, done properly

Opened ceilings and riser doors often reveal service openings nobody sealed. If a specification already covers those walls and floors, we can reseal to it using the product and detail it sets out. With no specification in place, the first step sits with your designer or fire engineer, not with us. Site teams most often ask us about damaged fire seals in risers and voids and unsealed joints where partitions meet the slab, across pipe penetrations, service gaps in risers and cable penetrations. Most enquiries from Brinian start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

In smaller Scottish places like Brinian, buildings with fire-resisting walls typically include schools, care homes, hotels and health centres. Those penetrations are closed with the product the specification names, built up as tested.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

After the work

A few simple habits keep the new joints working:

  • Flag new cables with no seal around them
  • Don’t let anyone top up a fire seal with the wrong product
  • Check with the data sheet before painting over fire sealant
  • Agree the fire-stopping specification before services go in

Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Look for cracks, unsealed new cables and gaps that have been enlarged, and report them promptly.

Specify fire stopping early on refits, not as an afterthought. The designer can then choose details that suit the services planned, and the work runs in step with the M&E.

FAQs: Brinian

Do you work on the island where Brinian is?

Yes. Every Scottish council area is within our area, and that includes island locations such as Brinian. We plan island jobs around the ferry and the forecast, and bring everything the job needs on the first crossing.

Do you decide the fire-stopping details for buildings in Brinian?

No, that sits with the designer, fire engineer or building control. We install fire-rated and intumescent sealant around service penetrations and linear gaps where it is specified, to the manufacturer’s tested detail.

How long does a typical visit take?

We plan the time on site around your programme and access. We will give you an estimate of time on site when we quote.

What will the job cost?

Each job is quoted on its own details. To get one, speak to us on 01277 525 020 or send details through our quote form.

Are you fully insured?

Yes. We’re fully insured, and the certificate can go with your quote.

How do you deal with asbestos in old sealant?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Are you CHAS accredited?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Penetration seals near Brinian

Island jobs, Brinian among them, are planned around the ferry and the forecast. With the specification and photos of the openings, the right fire-rated products travel with us. Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, using products tested for the way they’re used. Our part is installing the specified fire-rated sealant to its tested detail.

Wherever the building is near Brinian, design and sign-off of fire stopping sit with the designer, fire engineer or building control; we install what has been specified. Buildings near Brinian get the fire-rated product that’s specified, installed to its tested detail.

Site staff or a sealant specialist?

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

How the quote is worked out

The price varies from site to site. It mainly depends on:

  • Access and working height
  • Induction, permit and paperwork requirements
  • Which sealant the job calls for
  • Backing rod, priming and other preparation

We don’t publish prices, since every building and every scope is different. Call for a quote and we’ll price your job on its own details.

Details that help us quote

There’s no need for a formal survey. A few details are enough to get going:

  • The asbestos register, for older buildings
  • Photos of the joints, close up and from further back
  • When you need the work done
  • Drawings or a marked-up plan, if available

Pricing a project or setting a maintenance budget? We will quote against your scope and drawings you can plan around. If you have questions first, ring 01277 525 020 or email a schedule or drawings.

How the job changes by surface

Linear joints

Head-of-wall joints often have to absorb slab deflection. The specified product and backing for that movement are what goes in.

Small ducts

Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Bigger ducts and fire-resisting ductwork are normally handled with other products, and we’ll say if that applies.

What happens if it’s left?

Fire stopping is a regular point raised at inspections and handover. Late discoveries can delay handover while openings are reopened and resealed. In Scotland, wind-driven rain finds a failed joint quickly, so it’s worth renewing joints around Brinian before they leak.

The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site rules also count.

What you get with us

  • Specification-led, product-correct work
  • One phone line for London, the South East and Scotland
  • Joints cleaned back to sound surfaces
  • Clear, fixed quotes

See our cost guide or our accreditations and insurance.

Our process

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, and the work typically takes anything from one day to a planned run of visits, depending on the number of seals and the access. For work around Brinian, we aim for one trip, which is why we ask for photos and a full list first. Outside work also needs a suitable weather window.

  1. We start with your penetration schedule, drawings or specification.
  2. Access, permits and the order of areas are agreed with the site team.
  3. We compare every service penetration with its tested detail before sealing.
  4. Unsuitable material is removed and the opening cleaned first.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.
