Fire stopping for commercial buildings in Kings Cross

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. If you are dealing with fire-stopping items raised at inspection or handover and open linear gaps along the top of fire-resisting walls, we can help, on linear gaps at wall heads, small duct penetrations where the tested detail allows and service gaps in risers alike. Most enquiries from Kings Cross start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

After a fit-out or new cabling in a London building, risers and ceiling voids are where open service gaps tend to be found. If sealant is the specified product we fit it to its tested detail, and if the detail needs something else, you’ll hear it from us.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

Aftercare for building managers

After handover, a little attention goes a long way:

  • Include service cupboards in routine inspections
  • Report damaged or disturbed seals as soon as they’re spotted
  • Arrange inspection before areas are covered up
  • Leave fire sealant to cure fully before covering it

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted, and the data sheet says which.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. Then the seal goes in while the area is open, not months later.

Doing it in-house

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Where services cross fire walls in Kings Cross

A 2-mile radius around Kings Cross takes in a good number of hotels. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail. There are two care or nursing homes within about 2 miles of Kings Cross. Where new services have gone through compartment walls in a care setting, the gaps need the specified product. Where that’s fire-rated sealant, we install it to the manufacturer’s tested detail.

In a retail centre such as Brunswick Centre, less than half a mile to the south of Kings Cross, any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail. On estates like Roman Way Industrial Estate (1 mile north-east of Kings Cross), the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal.

Signs you need fire stopping in Kings Cross

Head-of-wall joints and wall-to-wall junctions are frequent weak points. Deflection and building movement can open these gaps, and the wrong product can split as a result. The tested detail for a linear joint states the width and movement it covers.

These are often picked up first by site or facilities staff:

  • Head-of-wall gaps with no fire seal
  • Unsealed openings around new pipes and cables
  • Fire-rated sealant that has cracked or shrunk back
  • Hidden openings found during inspections

Colleges such as Westminster Kingsway College (to the south-east of Kings Cross) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product.

Questions to ask before you appoint anyone

Owners, agents and contractors

For main contractors, we work as the sealant subcontractor. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

What we need from you

Your questions answered

Can you work in a London building with booked loading and goods-lift slots?

Yes, we plan every London job around the building’s own access rules. Say when the building is occupied and when it’s quiet, and we’ll plan accordingly. The ULEZ covers the whole of Greater London, which we allow for

Can you take on a job at a hospital such as St. Pancras Hospital?

Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Does weather matter for sealant work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

What happens if old sealant might contain asbestos?

Managing asbestos is the dutyholder’s responsibility, so we’ll ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.

What about RAMS and site documents?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

How soon can the area be used again?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.

Can you seal any opening with fire-rated sealant?

No. Sealant is the right product only where the tested detail says so. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards, and we’ll tell you when that applies.

What happens if it’s left?

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. While the openings can be reached, sealing them is normally straightforward. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. Repeat call-outs disrupt occupied London buildings, so cutting the old sealant out fully and doing it right once is the better route.

The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site rules also count.
